Based on current market statistics, it's becoming more and more evident that there's a 60-90 day window for sellers to get their homes listed for sale and under contract.  After that time period, foreclosures that are currently being held up by lenders who are reviewing their practices and protocols will be flooding the market.  Despite their distressed condition, foreclosures offer attractive prices, some as low as 41% of market value.  Hard to compete with that!

Excellent post for agents who have tried in vain to obtain price reductions and for sellers who are still chanting, "..but MY home is WORTH it!".    Agents, we have all been there -- taken listings, tried to price in accordance with the market but showings and more showings with no offers is the best proof that something needs adjusting.  And if homes around your listing are selling, well then, guess what:  it's price.   Sellers, your agent has tried and tried to show you that the market just is not supporting your price.   If you won't listen to your agent, then … (2 comments)
