cromwell ct: COULD USE A SECOND OPINION - 04/20/08 11:00 AM

I have this cute and unique one bedroom loft for sale in Country Squire in Cromwell, CT.  It is nestled in the woods, and has a lot of charm.
In the days when there aren't that many buyers, I have had a lot of showings... this is good for my client.  It is priced ahead of the market at $113,000; MLS #N275989
There have been a lot of the agents that have shown this unit can find anything wrong.. everyone seems to love it.  Some have gone back for second showings.
I could use a second opinion, and if … (8 comments)

cromwell ct: EASY MONEY... - 04/18/08 02:20 AM
Even in a real estate market that is slow (but looks like it is picking up), I still get the comment from people saying "You must make a lot of money in real estate. All you realtors do, is open a door, and you get a check for $30k."  Now I know all the realtors reading this are having a good laugh on this one, for we all know this is NOT how it works.  Far from it.  There is so much behind the scenes work, that always goes unnoticed.  Obviously the people who say this, have no idea about this field at … (16 comments)

cromwell ct: RENTALS, DO ANY OTHER AGENTS WORK WITH THESE??? - 04/14/08 10:50 AM
As we all know the real estate maket has been unstable for a while. I was looking to fill in the slack of sales with that of rental listings.  Yes, I have worked with these in the past, but when did they become sooooo much work for little return?
I had a rental for a property on Main Street in Cromwell, CT.  It used to be a bar, and would still be the Highest and best use for this location.  Making it more of a upscale bar would be a wonderful idea.  Would you believe someone who wanted to rent it also felt this … (3 comments)

cromwell ct: Selling with Intelligence - 04/12/08 08:39 AM
For some time now, and not always, I have seen sellers list their homes with agencies/realtors not in their area.  If I lived on one side of the state, I would not use a realtor from a part of the state that was more than 1/2 hour away from where I live.
I've noticed when sellers do this, they don't get the FULL representation that they deserve.  I've seen MLS sheets with the wrong information, and not all the information filled in correctly.  Once there was a condo listed in Cromwell Hills, in Cromwell CT that had the court name for the … (2 comments)

cromwell ct: Weekend, realtors and responses... - 04/06/08 09:04 AM
I realize that the busiest time for a realtor is usually the weekend.  Whether it be showing properties, open houses, or acquiring a new lisiting.  Maybe they took the day off.. after all we all need some time for our own affairs.
At this point in the real estate market, there is more inventory than normal.  So, why is it that when I called a realtor here in Cromwell, CT, I did not get a return call.  I am still waiting for it... from yesterday, even after leaving two messages.. one on their cell and one at the office.  Thank goodness my clients were … (21 comments)

cromwell ct: Looking for a realtor that takes their job seriously? - 04/05/08 09:42 AM
Over the years of working in real estate in and around Cromwell, CT.  I have noticed a few things about people and their thoughts of realtors.  Many think we are like doctors and attorneys... just in it for the money. Not caring about the people we are working with.  I'm sure you realize, there are good attorneys, good doctors and of course good realtors.. you just need to sort them out.  I take my job seriously to the point I think a realtor should start to look at their career as if it was like a corporate job.. or any job … (5 comments)

cromwell ct: MARKET PICKING UP???? - 04/05/08 04:10 AM
I am a realtor in Cromwell CT.. and as of late I am noticing signs of the market picking up.  This could be because of the Feds lower the rates, or the fact it is spring and the weather is getting warmer and people are looking to get out.  Does anyone else feel this way?  Are you too noticing the increase in activity?

cromwell ct: SERVICE, BEING AHEAD OF THE MARKET - 04/03/08 04:42 AM
Being a realtor in Cromwell CT, over the years, I have realized that what clients look for most in realtors is putting their needs first.  The most important item when it comes to selling/marketing property is to have the listing ahead of the market.  You don't want their home to sit there... This does not impress the client, and makes you look like you don't know your job.
