Just when you thought it was safe to get in the car and look for properties... I know its great to get a potential lead. A client that is so interested in seeing a home they sleep on your door step so you can go out looking bright and early. Out of courtesy, insanity or lack of experience you don't ask if they have talked to a Lender. you land their dream house only to find out a week later that they haven't paid their child support, they are 3 payments behind on their car and they are nowhere to be (0 comments)

just some humble advice to all in our profession. when gathering your facts and information on your interview don't forget to ask a the crucial question " do you have any military service" If so chances are you have a transaction that will stick as long as your loan officer is experienced with VA transactions. If they don't know the basics run for the hills because the transaction will be a nightmare. Here are some basic questions.

One of the most frequent objections I hear to not wanting home ownership is " I'm only going to be here three years" Lets examine that just a little. Firstly If they are an E-5 they are going to be throwing away about $60,000 just in BAH. In addition there is no tax write off. Most people forget that a huge advantage of home ownership is to fight uncle Sam. I recently heard someone tell me that they don't want to own because its too expensive to pay for utilities. Folks base housing is not free. I have heard alot of objections in the face (3 comments)

Aloha, It is all to often that our troops go unnoticed unless we are personally touched. As we complain about the drive into work they are under fire. Please take time to think of the men and women that give so much for us.
