It occurred to me that "lending slang" can be a little confusing to say the least. Conventional lending is hard enough add VA lingo and you have lending terminology on steroids. Lets take some basics and then focus on the main point which Is BAH ( Basic Housing Allowance) LTV- Loan to Value ratio. This is determined by what is owed on a home compared to what the home is actually worth. DTI- Debt to income ratio. Hello Real Estate Community, Being on the lending side of the industry I try not to get involved in the Real Estate side. There are questions I do have and hopefully someone can educate me specifically about short sales. Recently a close friend of mine and ex husband went through the short sale process. Happy 4th of July. Two days ago I met with a new client that had done a tour in Afghanistan. His specific job was to make sure that his platoon wasn't in harms way of any exploding device. As he checked the safety of the next mission he discovered that there was only one bridge in the surrounding radius. The plan was to cross over. He realized the enemy knew very well the lay out and he calculated that it was to dangerous to cross. After radioing to his CO to abort mission he was met with resistance. Aloha, There seems to be a little mis-understanding about what VA non allowable's are and who has to contribute to them. A non allowable are certain costs that are associated with the loan and third paj. Anyone can pay for these fees accept for the VA Buyer. The fees in average run around $1500-$2000. Here is a breakdown. 1. Underwritng Fee $795-$895. This is a fee imposed by the Lender to pay their underwriters for their tedious efforts of determinng A borrowers credit worthiness. 2.
