coweta short sale agent: One Hurdle Cleared......One More To Go!!!! - 12/05/14 01:36 AM
The Mortgage Debt Forgiveness Act of 2007 provided distressed homeowners with the ability to sell their homes via short sale without having to worry about including the amount of the waived balance in their yearly tax calculations. Prior to 2007, short sellers were provided a 1099 for the amount of the waived balance and it was taxed as additional income.
The Mortgage Debt Forgiveness Act of 2007 provided distressed homeowners with an avenue that provided an additional level of comfort and relief from additional financial strains. Since many of these homeowners were already steadily sinking lower and lower into massive … (2 comments)

coweta short sale agent: No If's, And's, Or But's About It.....YOU NEED A BUYER'S AGENT!!! - 11/30/14 11:19 PM
Finding the "perfect deal" in real estate considers many different aspects. I mean, just trying to determine market trends and neighborhood stabilization rates alone can be quite a headache for a first time homebuyer who doesn't have an agent. In fact, how would you know what information to research or where to even look to find the information??? It can become quite confusing and disheartening!
This was my complete thought process when I received a phone call from a young couple who'd been pre-approved for a loan (for their first home) and decided that they would "save money" by only working … (2 comments)

I watched as a class full of Realtors who were fairly new to the world of short sales intently listened and filled out the form as instructed. I quietly listened to her (while making an attempt to not show the disguest and horror on my face) and allowed her to finish her "instruction". Afterwards, I asked, "why wouldn't you allow … (2 comments)

coweta short sale agent: BPO Power....It's Much More Than You Think!!! - 08/02/10 11:09 AM
For many distressed home sellers, the term "BPO' is totally greek. Sadly enough, it doesn't ring a bell with many Realtors either. What's more disturbing is that very few Realtors consider the significance or the power of someone else (who's probably traveled for more than 30 miles away) taking a look at your property and giving their opinion of what it would sell for in today's market....sounds simple, right??? It's much more complicated than that.
The reality is that the fate of your client's property (and financial future) may rest upon this single, solitary number...because when that figure lands in the … (3 comments)
