Today as I was discussing an appraisal issue with a couple of fellow practioners, I learned that appraisals are suddenly becoming more of an issue.  And, unlike a year ago, it's not really because appraisers that don't know the market place, but more because of the market changes.  A year ago, 6 months ago, we had a lot more distress sales in the market....and the "traditional" sellers had to compete with the distress sales in order to be able to sell.  But for the past 6 months things have been absolutely ROCKING and there has been upward pressure on sales prices... … (1 comments)

I have been working with some buyers for several months... We have looked, and looked, and looked at homes.... Foreclosures, Short Sales, Vacant Homes, Model Homes, you name it. From the time we first entered a model home, the client commented "What, no cookies?" It's true... gone are the days where you can count on getting fresh baked Otis Spunkmeyer cookies at any model home.

realtor: I Need Your Help. My Home Was Foreclosed On. I Have 5 Days..... - 09/10/09 04:50 AM
It happened, again. 
This morning I got a message from a friend - our daughters go to school together.  The message said "I need your help.  My home was foreclosed on... and I have 5 days to find a new place to live..." Oh, how I wish I'd known. 
It seems they were working through a loan modificiation company thinking all would be well... and, all the while, the home was being sold on the courthouse steps.  WHY, WHY, didn't they call me?  Maybe I could have done something?  Maybe I could have given them a bit more control over the situation, … (4 comments)

I am curious, and hope I get some responses here...
Agents, when you are working with a lender, especially a lender you've not worked with before, how do you feel when the lenders fail to answer your questions about the loan or even the status of the loan?  For example, I am working with a new lender on a particular home because of a special product they have I couldn't find through my normal lenders.  Today, I asked a bunch of questions, including confirming that the client was "locked in".  The response on that issue was that the loan officer said … (1 comments)
