I've tried the past few weekends to stay home and plan our business for 2010.  However, you know what they say........plan to do something and the phones will ring and buyers will appear.  And they have.  It's been a record setting month.
December 2009 will be a year we'll never forget.  Usually, the market slows, the office is vacant, realtors take vacations or move to new offices.  Listing Springfield foreclosures and short sales has been productive for the entire office.  Many of these new listings are a result of blogging here … (1 comments)

Three years ago I attended a RE/MAX Convention and learned that blogging was good for your business.  I went home and immediately joined Active Rain and started blogging about Springfield Mo Real Estate.  Then I bought the book Realty Blogging.
I've spent hours going through posts that interest me....commented on some.....ignored others.  There is not enough time to comment on everything that is posted here.

How is your website working?  Mine is shouting out Springfield Mo Real Estate.
Working 24 hours a day, 7 days a week.  And with lots of attention, it has become the best advertising tool I have.  It has introduced me to some of the best families.  It constantly helps buyers and sellers with their real estate needs.

Here in Active Rain, I’m finding tons of useful information and successfully closed short sale stories. Ladies and Gentlemen, I can't tell you how many times I personally backed away from showing short sales, until I realized that short sales could be the saving grace for sellers and excellent purchases for buyers.
The markets are flooded with foreclosures and the end doesn't seem to be in sight.  Lenders are waking up to the fact that short sales may cost less and save time, while improving the economy.  Short sales require that a realtor have the home on the market, thus … (21 comments)

 I've been a member of Active Rain for two years.  It's been an up and down struggle to keep up with all the new members and posts.......which I have not done.......and over the last few months, I've spent many hours on my business and neglected RE/MAX Active Rain Bloggers.

Real estate is a lot like farming.  Some years, the crops are great.  Mother Nature cooperates, the farmer plants at the right time and reaps the rewards.  Other years, no matter what the farmer does right, Mother Nature decides to destroy everything the farmer plants.  The farmer has to plan for these years, keeping reserves back to make it through the bad years.

Recently I received a call from one of my website hosts offering to enhance my website.  Every few years they call and they work to improve the looks of the front page.  This time they had received a call from a fellow real estate agent wanting the same website because my site kept showing up at the top of the search engines.

Real Estate is a great job.  You pick when you want to work, who you want to work with and how much you get paid........Right?          NOT!!!!
If you believe this, than you are worse off than you think. 
Real Estate is a business, just like any other business. You have assets and liabilities.  And you must start out with inventory.

With the help of Active Rain, showing a prospective client the market statistics today, I used the  
Springfield MLS statistics to design the comparison of Solds to New Listings. Springfield Mo homes compared to last year: We were able to see the number of listings increased, the number of sales have decreased....... to be exact, sales for 2006 was 6583 compared to sales for 2007 of 5809. We've finished another RE/MAX Mid States convention in Branson, Mo at Chateau on the Lake.  Couldn't have had a more beautiful week.  The weather cooperated and we came away with tons of useful information.    If you've never attended a RE/MAX convention, you are missing out on some of the greatest technology available today.
We had the pleasure of many great speakers.  Chip Eichelberger , a motivational speaker, spoke about how to get Switched On!  Believing in ourselves and our own capabilities,  Chip taught how to trust our instincts in order to increase our business.

active rain: Springfield Mo Homes - Search Engines, Meta Tags, and SEO - 09/15/07 01:38 PM

 This week, my assistant and I spent two days teaching other RE/MAX agents about meta tags and how to drive traffic to the top of the search engines.  Still being new at SEO, showing other agents how to optomize their sites was as difficult to teach as it is to learn.
The sessions also included "Realty Blogging".  Without this great book and advice from Active Rain, we would never have learned how blogging has become such an important tool to selling Springfield Mo Homes.

Active Rain has become a great place to meet and share information with other agents.  So, when I received a call this week from a client wanting information about a property in Georgia, I immediately went to Active Rain. 
The client had recently left Atlanta and is currently living in Springfield.  Wanting to purchase a home in Springfield, and wanting make sure her home was listed, I emailed Jim Crawford.

Real estate in the Springfield Missouri and surrounding areas shows a steady market.  With a total of 701 Units Sold, days on the market statistics are:
1-30 Days: 300    31-60 Days:  73    61-90 Days: 73   91=120 Days: 48   121=180 Days: 82   181+Days: 66
Average time on the market:  71 Days              Average sold price:  $139,423
 Included in the Springfield Multiple Listing system are a number of counties, including Greene, Christian, Taney, Webster, Cedar, Dade, Hickory, Dallas, LaClede, Polk, St Clair, Douglas, Barry, Lawrence and Wright.

My name badge is the last thing I add to my wardrobe every morning when I leave home.  This week was no exception. 
One of my days ended, remembering to stop at the local GNC store  in time to realize it was closed.  To my surprise the owner saw me leaving and quickly called me back in.  I never realized she knew who I was.

 I'm approached daily by different vendors - lenders - internet solicitors - advertising agencies - local school and community events.  Everyone is always asking to be a part of my business.
Working with new clients,  I have to slowly win their respect, before I gain their confidence as to my ability to sell their home and help them purchase a new home.  Over the years I've learned that an agressive, pushy realtor does not sell as well as a confident knowledgable agent.
