Busy! Busy! Busy!  That's what the Springfield Mo real estate market is doing.  Homes are currently increasing in value.  Listings are flying off the market as fast as they are being listing, especially homes under $300,000.  In and around Springfield, the average price of sales varies, with Springfield being the lowest.

Real Estate in the Springfield market is booming and the market report is beginning to show the results.
 
With 1437 residental sales in so far in 2016, 1301 homes still remained active on the market, with 1529 pending sales.  The average days for marketing is down from 74 days in 2015 to 66 days in 2016.
The average sales price in 2015 for residentail sales was $147,922, down from 2016 at $150,585.
Many subdivisions are short on inventory or have no inventory at all.

Real Estate Market Report For May 2016 in Christian County Missouri
Christian County residential sales has definitely increased over the past year.  
With 165 residental sales in May, 2016, 250 homes still remained active on the market, with 175 pending sales.  The average days for marketing is down from 73 days in 2015 to 53 days in 2016.
The average sales price in 2016 for residentail sales was $180,079, down from 2015 at $181,414.
Cities in Christian County include Ozark, Nixa, Clever, Billings, Sparta, Highlandville & Spokane.  2016 should prove to be an outstanding year for Christian County Missouri.

Located 6 miles South of Springfield Missouri, One of the major changes is the number of residents.  In 2012 the census showed 28,550 people live in Ozark, with an estimate of 33,782 in 2014.

I wrote a post last month  - Last Short Sale Scheduled For Foreclosure .
Unbeknownst to me, after I picked up the sign and lock box the day of foreclosure, I received notice from the bank that they were still reviewing the file.
The following day, they approved the short sale and today, after working this file for 2 years, we successfully closed!  
Little home!  Happy Sellers!  Happy ME!  Right now this is my last short sale after eight years of these being the best thing since butter for my income.

When the market crashed and everything went downhill, we dived in to short sales.  Today, eight years later, we are down to our last short sale. 
Having worked the file for almost a year, fighting the bank over an outragiously high appraisal, many withdrawn offers, tomorrow it is scheduled for foreclosure. 
So many misgivings over this file.  I'm upset that the sellers have worked so hard getting their paperwork to me quickly, patiently waiting and helping by calling the bank.  This is a young couple that lost their job and couldn't catch up their payments in … (7 comments)

Recently speaking to a group of professionals about the Springfield Missouri real estate market, I explained that  pricing is everything if you want a successful closing.
Even with our inventory still low, only 38% of all homes in the Multiple Listing System have sold in the past year.  Much of that is due to homes being too high and expiring and owners withdrawing their homes from the market.
