kay van kampen: Yes There Is A Santa | December's Season of Celebrations & Sharing - 12/24/11 12:51 PM
Yes There Is A Santa | December's Season of Celebrations & Sharing Yes, There is a Santa.  Just not in the red suit you're accustomed to.
In Springfield this week, over a dozen secret Santa's paid off layaways in several major retail stores.  One gave up his Christmas bonus.
This has been a very tough year for many Americans across the country.  Many have been laid off, while others have lost their homes.  It's great to see the spirit of giving is still alive and well.
Many realtors have dedicated their time as bell ringers for the Salvation Army.  I stopped … (4 comments)

kay van kampen: 2011 December Blogging Challenge | A New Listing - Springfield Short Sales | Day 21 - 12/21/11 01:06 PM
2011 December Blogging Challenge | A New Listing | Day 21 Today, I finished listing a new listing......a Springfield Short Sale....
For some agents, December is a time to slow down, take time off, or take a short vacation from real estate.  For me, it's gearing up, finding new clients, contacting past clients and starting the new year off with a bang.
Working through the morning on a new market analysis, then writing up another listing for an appointment this evening....an Ozark Mo short sale...yes, two listings this week.
I need to average 10 a month next year to … (4 comments)

kay van kampen: November Republic 2011 Real Estate Market Report | Republic Mo Homes | Missouri Market Report - 12/18/11 12:21 PM
November Republic 2011 Real Estate Market Report | Republic Mo Homes | Missouri Market Report Republic Missouri is a booming community located Southwest of Springfield along Highway 160.  Many new subdivisions have cropped up over the past 10 years.  New schools, new businesses, and great home prices make it a great place to call home.

Over the past year Republic has had a slower market than 2010.  There are 198 homes currently available for sale.  The average home price is still under $150,000.  Luxury homes are struggling to sell.

Thinking of moving to Missouri?  Republic Mo has many … (0 comments)

November Ozark 2011 Real Estate Market Report | Ozark Mo Homes | Missouri Market Report I've lived in Ozark Missouri for the past 30 years and have seen lots of progress.  Our community is located 6 miles south of Springfield Missouri off of Highway 65 in Christian County.  Our home prices average $130,000, which makes home buying very reasonable.  As you can see from the numbers below, most of our homes sell below $200,000.
Ozark Missouri currently has 237 homes for sale.  That equates to 7.4 month supply, if no new listings come on the market.

Springfield Mo Market Report | November 2011 Sales by City | Springfield Mo Real Estate The Springfield Missouri real estate market is still showing a decrease in sales compared to 2010.  With the holidays among us, the December sales will show the true market for 2011.
With the absorption rate in place, many of the surrounding communities have over a year's supply of homes.  Pricing your home to be the next in line to sell is cruticial in today's market.

2011 December Blogging Challenge | A Great Day Selling Springfield Mo Real Estate | Day 16 Have you ever wondered what a real estate agent does?  You probably think they ride around all day showing beautiful homes and talking with buyers, then going back to the office and writing offers.  In 30 days they close and earn a commission and start the same routine over with a new buyer.
Not so!.......well some of it is, but the unglamorous side of real estate is what I did today.  I have a listing that has been on the market for 5 months.  I've … (8 comments)

Selling Springfield Mo Short Sales Does Pay Off |  3156 E Berkeley Springfield Mo Sold!
I dropped in on a closing this afternoon.  My sellers were out of state, so their paperwork had been sent back through Fedex.  I didn't need to be there, but wanted to thank the buyer's agent for waiting for a great short sale to get approved and keeping the buyers informed on my progress.

The buyer's Mother and Father was there, patiently waiting for their son to sign paperwork.  As I started to leave, they stood up and said they would like to speak with … (16 comments)

Springfield Annual Christmas Parade | December's Season of Celebrations & Sharing
I love parades and this year we are fortunate to be able to attend several.  Tomorrow is Springfield's annual Christmas parade in downtown Springfield Missouri.  Part of December's season of celebrations & sharing.

The parade starts at Mt Vernon and South Avenue, then continues north on South Avenue to the Springfield Square, then back down to College Street east to Kimborough, then north (by the Shrine Mosque) to Memorial Plaza, east to the end in front of Jordan Valley Park.

This year there will be over 60 … (1 comments)

2011 December Blogging Challenge | Necessary Tasks To Increase Business - Day 8

Today was a repeat of yesterday.  Calling several banks for updates on short sales, calling several of our sellers, then back to working closed files. Before lunch I started working distressed sellers that currently do not have their homes on the market.  This research is tedious, but rewarding when we list their home and save them from foreclosure.

My appointment to assist a seller with documents for a loan modification was cancelled and will have to be rescheduled.  So instead of spending the afternoon … (2 comments)

2011 December Blogging Challenge | Necessary Tasks To Increase Business - Day 7 Paperwork is a necessary task in the real estate business that comes after closings and new business.
Listing and selling Springfield MO real estate is the nuts and bolts of our business.  But the paperwork is endless!  Today was a day to spend in the office catching up on files and closing out folders.  I am a stickler for files being in order and years ago we designed a system that is great.
Several of our listings and contracts have sold this last month. All our files … (0 comments)

2011 December Blogging Challenge |Necessary Tasks To Increase Business - Day 6
We woke to a small layer of fresh new snow this morning.  Don't know what it is about seeing snow, but I always run to the driveway to make sure it's clear and I'll be able to get to work on time.
I already had my day scheduled out.....
a trip to the dentist (my tooth has been abscessed for a month now),
then running to the north side of Springfield making sure utilities are on for a Springfield Mo short sale that's been approved and is … (8 comments)

kay van kampen: Branson Christmas Parade | December's Season of Celebrations and Sharing - 12/04/11 01:44 PM
Branson Christmas Parade | December's Season of Celebrations and Sharing Christmas parades are in all our communities during December.  Our Ozark parade was held November 19, before Thanksgiving.  It is always held at night and is one of the largest parades in the area.  We are always in the Ozark parade and never get to see the parade in it's entirety, so tonight, we attended the Branson parade.
With over 10 marching bands and and a large number of floats, it was wonderful, sitting at the Branson Landing, sipping hot chocolate and watching the faces of all the little children when … (6 comments)

2011 December Blogging Challenge | Springfield Mo Realtor | Day 1
I love a challenge!  But I love a challenge if I can get others to participate.

When I read about the 2011 December Blogging Challenge, I challenged our office to participate as well.  So far, everyone from our office that is a member of Activerain is participating.  This should be a win win for the entire office.

Today was business as usual.  Before noon I had contracted five banks requesting updates on five of our short sale listings.  After lunch, I called three sellers and received … (2 comments)

Sorry To See You Leave | Hope You Come Back Reduced | Springfield Mo Real Estate
I have another listing expire today.  After speaking with the seller, I said I'm sorry to see you leave the market, but hope you are able to come back reduced, of course. (I really didn't say it quite like that.)   The Springfield Mo real estate market is struggling to rebound for homes like yours.

Like many higher priced homes in our area, I see more Springfield Mo homes from $250,000 and up expiring due to the lack of buyers in this price … (10 comments)

My Million Dollar Loss - The One That Got Away
Over all the years I've spent working in the real estate industry, I've lost my share of listings and contracts, But the biggest one was a million dollar loss.  You could say, it was the one that got away.

I'd only been a real estate agent for a few years, selling residential real estate.  Through a friend, I obtained a great commercial listing on the strip in Branson.  Luckily, I listed and sold it within 30 days for cash.......it was definitely luck!  My biggest sale ever!

You've Got To Go | Keeping You Will Be Hazardous To My Health! Waking up several weeks ago to looking like a Chipmunk, I realized my tooth was abscessed, I called the doctor and made an appointment to see him right away.  Does it hurt, the receptionest asked.

No.  Not one bit!  Ok, we can see you tomorrow.  I'll call in antiobiotics to get you started.

kay van kampen: Springfield Short Sale Closed | Patience Does Pay Off - 11/24/11 05:03 AM
Springfield Short Sale Closed | Patience Does Pay Off Taking on short sales several years ago, I knew it would be more work than a regular sale.  But when you are working short sales you become involved with the tension and stress the sellers experience.
This particular sale was a divorce situation.  Once we received an offer, I was able to have both sellers sign the offer.  Since the home was only in one owner's name, getting the paperwork was much easier than tracking both parties down.
In the meantime, the buyers impatiently waited for the FHA loan to be approved.  … (2 comments)
