The Affects of Rising Interest Rates We all know the affects of lower interest rates brings more buyers due to lower house payments, but take a look at what the affect did for a year in the Springfield Mo housing market.
Like other markets across the country, homes sales dropped, but housing prices continued to rise, along with the number of days on the market.
In 2024, interest rates are predicted to start slowly falling.  We're hoping the buyers that were unable to purchase a home in the last few years can now be able to start looking once again.

Here is an overview of what's happening in the Springfield Mo real estate market.  Interest rates slowed the sales, prices continue to increase and average days on the market went up.  
Still not a buyer's market, the number of active listings as of 12-19-2022 is 2861.  Sold properties for the year - 14,341.  On average 1241 homes sell monthly,  
Let's see what 2023 brings.

2010 market reports for active listings and sold properties from February 1, 2010 to February 28, 2010 includes homes in Christian and Greene Counties.  This report  includes Springfield and surrounding areas.
In 2009, 4937 homes were available for sale in the Springfield real estate market, with an average list price of $195, 647.
In 2010, 4985 homes were available for sale in the Springfield real estate market, with an average list price of  $178,439.

The Springfield Real Estate market is off to a great start for 2010.  Compared to 2009, the market is as strong or better.


Springfield residential listings have increased very little, with the average list price decreasing. Multifamily listings are up.  Family and recreational listings are also up, with the average list price dropping. Lots have decreased in number, with listings prices increasing. Commercial listings have also decreased, along with the listing price. Distressed Property Versus Regular Sales
For years, searching for distressed properties has been difficult.  Our Springfield MLS system did not have a catagory for bank foreclosures.
I would search all the agents I though listed foreclosures and send or show listings that appealed to the buyers.   Then I'd do a vacant search, look for the sellers name, check the availability.   It took hours to find the right home.
With all the foreclosures and short sales hitting the Springfield real estate market, MLS of Springfield added a new tab to assist real estate agents in their search for foreclosures.

Springfield Listings have started off with more homes on the market, than sales.  This report shows the number of active homes listed in January and the number of homes that sold in the month of January for Springfield and surrounding areas. 
 If you currently live in SE and SW Springfield, the number of new listings soared, with 29% selling.  Republic also started the year off strong with 43% of their active listings selling in January.
The average sale/listing was 32%.

Home Warranty's have been around for years and I do not advise closing a home without one....no matter the age of the home.
We recently sold a home to a client that is stationed overseas.  They bought the home for a rental, did some remodeling and are getting ready to rent it out while they are gone.  The seller had not lived in the home for many years and provided the buyer with a home warranty at closing.

 The Springfield Missouri Real Estate market is slowly re-adjusting with the month of June closing 619 homes.
 
2344 Springfield Missouri Real Estate agents continue to work in Springfield and surrounding areas, a decrease from 2007 .
 
 
 
The majority of Springfield Mo homes are still being financed with conventional financing, followed up by VA and FHA.  Less than 10% paid cash.
