I believe it's beginning to improve.  After last year's market report, several areas of Sprngfield are beginning to turn around.  After receiving a call from another agent today referring me to a client that needs to shrt sale their home, I called the client and learned she was not actually behind yet, but could be in the near future.
 
Looking for comparable homes in her area, without seeing the home, I felt like we may not have to short sale their home. We might be fortunate enough to list her … (3 comments)

Visiting the dentist today, he asked me "How's Real Estate?"  My reply is always Great!  We went on to discuss my real estate market, how my office was still going strong and then said"  You're riding the wave.
 


I never thought of it that way, but he's right.  Over the past 3 years, we changed the way we sold real estate........we started helping Springfield Mo homeowners save their homes from foreclosure so they could come back to us in a few years and buy once again.

The Government Has Stopped Home Purchases The government has stopped home purchases......not really.  But what if the government quit all the federal funding?  Next, the banks will require 30% down before agreeing to loan you money. Springfield Mo Market Reports - Foreclosures Market June 2010 - Springfield Mo Real Estate Early in 2010, the Springfield Multiple Listing System added a foreclosure catagory to track foreclosures in the Springfield real estate market.

As of June 30, 2010, there are currently 274 active foreclosures on the market.  An additional 265 foreclosures have sold.

Wells Fargo Short Sale Closed - Springfield Mo Short Sales Starting out 339 days ago, as a traditional sale, this home was built in 2004.  with 4 bedrooms, 2 baths and a 2 car garage.  The sellers, knowing that they may be facing foreclosure, contacted us well in advance to avoid foreclosure.

Our Springfield MLS system recently added two catagories - Bank/REO's and Pending Short Sales.  The number of bank foreclosures may not be a true figure - many current listings are not being reported correctly.
Below are the statistics for June, 2010, courtesy of Springfield MLS.  With 1833 active listings on the market, 77 are bank foreclosures.  A small amount compared to some markets. 
 
 The number of Springfield sales - 280.  Of them, 40 were bank foreclosures.

For years, searching for distressed properties has been difficult.  Our Springfield MLS system did not have a catagory for bank foreclosures.
I would search all the agents I though listed foreclosures and send or show listings that appealed to the buyers.   Then I'd do a vacant search, look for the sellers name, check the availability.   It took hours to find the right home.
