Springfield Mo Real Estate Market Report - December 2009 Springfield Real Estate has it's ups and downs, but for the month of December 2009, it appears the market was up.  Compared to 2008, I feel certain the Federal tax incentive had a hand in the increase of sales.   These figures are for single family homes, excluding multi-family, patio homes and townhomes.  Although the average price is up in 2009, during the year, the average sales price was down.

Two of Missouri's cities are still Top 40 Overpriced Housing Market. 
According to Forbes.com, two of Missouri's cities still most overpriced, stay on the market longest, and sell for less.
Springfield Missouri is not on the list.  Checking out some other cities around the country, buyers and sellers in the Springfield real estate market have no reason not to purchase or sell real estate.
Homes prices are gradually falling, home sales have increased, number of days on the market are up, and listings are down.

 Thanksgiving is over and Christmas will soon be upon us.  Our weather continues to be mild for this time of year, but I hear we are in for colder weather.  With changing weather, comes a slow down in the market.
The number of new listings have decreased, number of days still remain the same, with the average sold price still down.  SW Springfield had the most sales....115 for the month of October, 2009.  Christian County came in second with 79 sales.

Receiving bank approval on another "Short Sale" today, I immediately called the buyer's agent and congratulated him for keeping the buyer at ease during the transaction.  He is aware the home is sold "AS IS", and he just completed the home inspection yesterday.
Knowing the home owner cant make any repairs, they signed an extension to close by the end of the month and we are proceeding to close.
The good news - is was BOA......taking 2 months to received bank approval.  Not bad for a company that usually takes 5-6 months to get approval.

Have you ever arrived at a closing and realized something was missing?  The earnest money?  Addendums that require your signature in order for you to get paid?  Well, with new construction, it's a little different.  You really need the seller to provide the new buyer with a list of every subcontractor, all warranties on appliances, a plat of the property (if the lot is not in a recorded subdivision), recorded covenants and association articles, recorded well agreements and any other items associated with the conveyance of the property.
