ventura county: Proposition 8 Offers Tax Relief for Some Ventura County Homeowners. - 06/22/08 12:18 PM
Proposition 8, passed in November 1978, amended Proposition 13 to reflect declines in property value.  Proposition 8 reductions are temporary reductions which recognize the fact that the current market value of a property has fallen below its current factored Proposition 13 base year value.
Anyone who has purchased Ventura County real estate in the last few years may benefit if the current market value is less than the price you originally paid.  The Ventura County Tax Assessor, Dan Goodwin, is proactive about lowering assessed values and most folks will not have to do anything to take advantage of Prop 8.  His … (2 comments)

ventura county: Fannie Mae to Eliminate “Declining Market Policy” - 05/21/08 01:46 AM
As of June 1st, Fannie Mae is changing it controversial policy of requiring an additional 5% down payment for home in designated as being in a "declining market".  Back in January, Fannie Mae changed its lending guidelines which had a major impact on Ventura County home sellers and buyers.  Ventura County was on Fannie Mae's list of declining market areas.  Buyers qualifying for a loan program requiring a 5% down payment now had to come up with 10%.  If the loan required 10% down, an additional 5% was added bringing it to 15%.  Buyers and lenders switched en masse to FHA financing … (1 comments)

ventura county: I Get By With a Little Help From My Friends - 05/11/08 09:48 AM
Like all business people Ventura real estate agents are competitors. We compete for listings and we compete for buyers.  But the real estate business is unique in that, even though we may be competitors, we must also work in cooperation with each other to to get those sellers and buyers matched up.  It benefits us, and more importantly it benefits our clients.
Last year I was invited to participate in the newly forming Ventura chapter of the CMA Real Estate Networking Group.  CMA is a mutual benefit business league founded to provide high level professional real estate service providers an environment to network, exchange business opportunities, … (2 comments)

ventura county: REO / Bank-Owned Home Auction in Ventura County, CA - 04/22/08 02:17 PM
"TWO-EIGHTY-FIVE," screamed the auctioneer from his podium, pointing his gavel towards the man in the third row who had made the next-to-the-last bid. "TWO-EIGHTY-FIVE," he screamed five more times, never taking his eyes off his mark. He paused for a breath and repeated the onslaught three more times.  Finally, sensing no further movement from the man, he turned, scanning the audience and his horde of assistants running through the aisles, while he shouted, "Going once.  Going twice. Sold for two-eighty."  This was a scene repeated over and over that night as around 50 bank-owned homes were auctioned off at the Ventura County … (2 comments)

ventura county: Ventura County Fights Back…Stopping Real Estate Scammers-Part I - 04/11/08 02:37 PM
Scam artists do not look or act dastardly.  In fact, they are nice friendly people who seem trustworthy.  They are well dressed, look nice and are genuinely likable.  This was the message that Stella Ling, senior council with the California Association of Realtors (C.A.R.) had for the audience of the REFAT Industry Outreach Foreclosure Scams Forum hosted by the Ventura County Real Estate Advisory Team (REFAT) at the River Ridge Marriott in Oxnard.  Panelists included Anne Lanphar, Vice President and Associate Senior Underwriter for First American Title Company, and Miles Weiss, Ventura County Deputy District Attorney.
I attended the forum along with many other worried Ventura County real estate professionals … (1 comments)

Right now we're in the middle of a real estate market where buyers are getting great deals not only on homes, but on the financing as well.  Never in recent years have there been as many great choices of homes for sale as there are today.  Gone for now are the days when you had just a handful of homes to chose from and just two choices:  take it or leave it.  Then you had to battle it out with other buyers and ended up settling for a home you weren't crazy about.  There is a terrific selection and you can … (1 comments)

Ventura County Officials Unveil Updated Display Case in the State Capitol
Sacramento - Strolling down the hall in the first floor of the State Capitol, one will notice hundreds of curious visitors gazing at glass cases lining the walls. For Capitol veterans who stroll down these halls everyday, this is just another day in the State Capitol, but for other Californians, it is the excitement at seeing their home county on display.
The display cases lining the walls contain an exhibit of each California county, depicting the best of what each has to offer. However, some displays are out of date and haven't … (2 comments)
