Adding a New Service to My Preferred Vendor List It is always nice when you need someone for a service you haven't needed in awhile and you are lucky enough to run across someone who takes pride in their work, and does so with a smile. Today, we needed someone to haul away some old appliances that were being discarded from a kitchen remodel. Some still functioned perfectly, but are out dated and will not fit in with the remodel decor. The service provider, Mark, of Mark's Hometown Hauling was such a pleasure to meet. After chatting with Mark it is clear that he gives back to his community and enjoys helping people. He's a big recyclying advocate and likes to help out folks in need. He also donates to charity on a regular basis! I instantly liked Mark, he was punctual, did what he said he was going to do at the price he quoted me over the phone and in fact, ended up doing more for no additional money. In addition to appliances, Mark provides a hauling service for outdoor projects, shrubs, tree limbs, etc. and pretty much any type of residential projects that require someone with a truck to take away unwanted items. Mark even works with some commercial accounts. I'll definitely keep Mark's contact information and will call on him again. Shake Roof Replacement Mandate - City of Boulder 2014 is right around the courner for any homeowners within the city limits of Boulder, Colorado who still have a shake roof. All shake roofs must be replaced before January 1, 2014. According to Boulder's planning and building office, the shake roof ban, has been an on-going project for the last 20 years in an effort to mitigate unnecessary fire risk. 20 years ago there were 1,500+ homes with shake roofs within the city limits of Boulder. Since then many roofs have been replaced with conforming roofs. Building permits are required for roof replacemetns and no new building permits have been issued which allow a homeowner to replace a roof with shake shingles. Today... the number of homes within the city limits of Boulder with shake roofs have dwindled down to just over 540. All of the affected homeowners have received letters from the city, regarding the new mandate and notice to replace their shake roof. The City Council of Boulder wants code enforcement to take action immediately beginning January 1, 2014 against any homeowners who have not yet replaced their shake roof. Tickets will be written and fines assessed right away. Inventory Levels for Boulder County and Surrounding Areas Graph Inventory levels in Boulder county and the surrounding area communities continue to lag behind last year's inventory levels. This of course is placing buyers in a bit more of a competition with each other as new homes come on the market. There is definitely pent up demand, making our lower inventory levels seem even lower. Our local market has definitely switched from a buyers market to a sellers market. Still I recommend that sellers take their time in prepping their Boulder County homes (and surrounding community homes) and getting them ready for market. Take all the following steps to make sure you get top dollar for your home. Buyers will definitely pay more for a home that is move in ready. Clean up your yard, pull out dead shrubbery and trees Paint; if your home exterior needs painting, and at a minimum cover the front door in a fresh coat of paint It's spring!!!! Don't forget to add a fresh colorful wreath on the front door or spring flowers near the front door. Replace old, tired and discolored front door hardware Un-clutter you home and put personal photos and keepsakes away (less is more) Clean, clean and clean some more Remove excess furniture making rooms look and feel larger (remember less is more) Replace old, tired light fixtures (inexpensive update that goes a long way) Re-paint rooms that have dark, overly bright or dingy, tired paint. (New paint smells like new - it's kinda like a new car smell) Un-clutter the counters in the kitchen and the bathrooms Clean and refresh the grout in the showers and tub surrounds and refresh the caulking Hang fresh (new and unused, if possible) towels in the bathrooms and add a candles or small bouquets of flowers Make sure your duvet covers in the bedrooms are clean and fresh and bedrooms are un-cluttered, organized and clean. Open curtains and blinds Wash windows and screens - bring the sunshine in. Clean out and de-clutter cupboards and closets (yes, even the closets). If buyers look in a closet that is stuffed full of stuff they will naturally assume there isn't enough storage space. If the closets are clean and uncluttered, buyers will think there is ample storage. Sellers, just as you probably would not attempt to sell your car without first washing, waxing and detailing it, sellers you shouldn't even consider putting your home on the market until it is cleaned and detailed. Boulder Real Estate - Home Affordability Index Reaches New High According to DSNews, home affordability has reached the highest level EVER, since records started being kept in 1970. In other words, housing affordability is at the highest level it has ever been over the last 42 years! What is the Home Affordability Index anyway? The home affordability index is the relationship between the median family income, median home price and the average mortgage rate. This is the first time since records started being kept that the housing affordability index has exceeded the two hundred mark. What does that mean exactly? It means this is the first time that a typical family has DOUBLE the income needed to purchase a home priced at the median level. The National Association of Realtors is predicting that the affordability levels will continue through 2012. Boulder County Loves our Pets - It's that time of the year again! The Humane Society of Boulder Valley's annual "Puttin on The Leash" event is scheduled for Saturday, April 28th at the Coors Event Center at Boulder's CU Campus. This year's event will follow the theme "Bark to the Future." Special guest hosts will include Mike Nelson, Chief Meteorologist from Denver's Channel 7 News Dr. Lee Woods of the Broadway Animal Hospital. Both Silent and Live auctions will be held to keep the enthusiasm and excitement flowing throughout the evening. General admission is $60 per person. This is a chance for supporters and animal lovers alike to come and participate in this much anticipated annual event. Amazing food and entertainment and surely a night not to be missed. Costumes are not only permitted; they are highly encouraged and have become a much-anticipated feature of this annual affair. This great event is proof every year that Boulder County Loves our Pets - It's that time of the year again when sponsors and attendees alike come from all over Boulder County to help raise funds to support the great efforts by the Humane Society of Boulder Valley. The Humane Society of Boulder Valley has one of the highest adoption rates in the country. In fact, pets are brought in from all over the country; especially from areas hard hit by disaster and downturns in the economy. For example, just last week, 70 dogs (65 puppies and 5 adult dogs) were brought in from Tulsa Oklahoma and received by the many volunteers and talented staff members at the Humane Society of Boulder Valley. New puppies have arrived ~ Humane Society of Boulder Valley Puppies arrived from Tulsa, Oklahoma today thanks to the Petsmart Charties Rescu Wagin. 65.... yes 65 puppies and 5 adult dogs arrived in Boulder at the Humane Society of Boulder Valley today around 4:30. Some were wiggly, some where shy, some more social than other. One thing is for sure... they are all incredibly adorable and ready for their furever homes. Boulder County loves our pets. The Humane Society of Boulder Valley has one of the highest adoption rates anywhere in the country. They take great care of all the pets arriving in Boulder and strive to find homes for every one of them. It takes quite of team of volunteers and professionals to ensure these little guys and gals are fed, given water, plenty of exercise and, of course all their medical needs addressed. It's hard to imagine the hands needed to receive so many new arrivals all at once when you consider what it must take to tag them, feed them, bath them, and get them settled in their kennel for the night. Here are pictures of some of the new arrivals. I don't know about you, but I think the hardest decision will be deciding which one of these darlings to take home. Life is Not Fair ~ Get Use To It! Such a great blog by Dorie Dillard, I couldn't resist sharing. These are truths I've heard, in a variety of ways from my parents over and over throughout my childhood. I'm grateful they shared them with me. I'm sure you'll recognize most of them (although they maybe worded differently). In 1996 Charles Sykes, author of "Dumbing Down Our Kids", has proved that the feeling good, politically correct atmosphere currently created is fostering a generation of kids with no concept of reality and is setting them up for failure. Charles Sykes came up with 14 rules of what he feels kids are not learning in school. Bill Gates adapted 11 of the 14 rules that he feels kids did not and will not learn in school. Check out his video: Rule 1:Life is not fair, get used to it.Rule 2:The world won't care about your self-esteem. The world will expect you to accomplish something before you feel good about yourself.Rule 3:You will not make $40,000 dollars a year right out of school. You won't be a vice-president with a car phone until you earn both.Rule 4:If you think your teacher is tough, wait 'till you get a boss. He doesn't have tenure.Rule 5:Flipping burgers is not beneath your dignity. Your grandparents had a different word for flipping burgers: they called it opportunity.Rule 6:If you screw up, it's not your parents fault so don't whine about your mistakes. Learn from them.Rule 7:Before you were born your parents weren't as boring as they are now. They got that way paying your bills, cleaning your room, and listening to you tell them how idealistic you are. So before you save the rain forest from the blood-sucking parasites of your parents generation, try delousing your closet in your own room.Rule 8:Your school may have done away with winners and losers but life has not. In some schools they have abolished failing grades, they'll give you as many times as you want to get the right answer. This, of course, bears not the slightest resemblance to anything in real life.Rule 9:Life is not divided into semesters. You don't get summers off, and very few employers are interested in helping you find yourself. Do that on your own time.Rule 10:Television is not real life. In real life people actually have to leave the coffee shop and go to jobs.Rule 11:Be nice to nerds. Chances are you'll end up working for one...The world is changing and constantly evolving. Yet the more things change, the more they stay the same!
