Lafayette is coming into its own. Lafayette still has that "home town" feel some of our surrounding areas are beginning to lose. Lafayette also has a renewed sense of "community" with the addition of our new FESTIVAL PLAZA. With so much negative news on our economy and horror stories about declining home values, I've had a number of clients, friends and family members ask me recently about their home values. They all ask pretty much the same question: "how much less is my home worth now than it was last year." While the single-family median sales prices have declined in Boulder County, the declines are much less than the national average of 9.8%. Longmont experienced the largest decline down to $219,900 (8.4%). Boulder's median sales price fell to $538,000 (2.3%) and Lafayette was down to $311,500 (2.3%). The January 2009 median sales price for a single family home as compared to January 2008: increased in Boulder (8.7% from $585,000 to $635,900), increased in Lafayette (27.7% from $325,000 to $415,000), increased in Louisville (15.6% from 295,000 to $341,000), increased in Longmont (7.3% from $205,000 to $220,000), increased in Superior (50% from $450,000 to $675,000*), decreased in Erie (10.2% from $345,291 to $310,000), and decreased in Broomfield (9.6% from $390,000 to $352,590). lafayette: Foreclosure Filings Decrease in January for Boulder and Broomfield Counties

The Boulder County Business Report announced today that the number of foreclosure filings in Boulder and Broomfield counties decreased in January. As compared to January of 2008, filings decreased only 3 percent from 98 filings down to 92. However, when you look at a month to month comparison, January's fillings were down 16.2 percent (117 in December 2008 vs. 92 in January 2009). Longmont still leads with the highest number of foreclosure filings with 38, followed by Broomfield at 22, Lafayette at 13 and Boulder at 10. (0 comments)

The new Markel Homes "Silver Creek" Community, located just east of Highway 287 and North of Baseline in Lafayette, CO is underway. Markel Homes has been awarded both the "Built Green" and "Energy Star" ratings.
The first four homes under construction, are just past the framing stage and are scheduled for completion in May. Six models in total will be offered in the first phase of this Silver Creek development: 3 Ranch models (Snowcap, Foxtail and Bluestem) and 3 2-story models (Sky Pilot, Redbud, and Sagebrush). lafayette: 2008 Foreclosures Were Up in Boulder Valley as Compared to 2007

According to a recent article in the Boulder County Business Report, the total number of foreclosures for Boulder and Broomfield counties were up for 2008 (1,292) as compared to those filed in 2007 (1,257). Even though several state and federal laws did help in delaying some foreclosure filings in 2008, and while the total number increased, the increase was notably less than last year which is a positive sign. The three cities with the largest number of filings included the city of Longmont with 552 filings, Broomfield with 262 filings and Boulder with 173 filings. While I was out previewing houses today, I happened to drive down main street in Lafayette, CO. When I saw this gas sign, I had to take a double take....... gas at $1.35/gallon! No doubt there are other states (probably even elsewhere in Colorado) where gas is even less expensive, but I can't remember seeing gas priced this low for a loooooooooong time. I know we can't get used to it being this low for too long. It is nice though, to see at least one thing we use regularly decline in price rather than increase like so many other things.

It's that time of year again. Time for the annual Quaker Oatmeal Festival in Lafayette, CO. It will be held on January 10th.
The City of Lafayette is seeking people to participate in their "Smart Health Challenge," which challenges participants to lower their cholesterol by eating 30 bowls of oatmeal in 30 days to determine the lowering affect of the healthy oatmeal in their lives. Participants must be at least 35 years of age and not already taking medication to lower their cholesterol and new to the challenge. 1) Median sales prices for October by area within Boulder County (including percent change from the same month last year) are as follows Boulder - $$573,000 (-5.9%), Lafayette - $252,000 (-20.5%), Louisville - $350,000 (3.0%), Broomfield - $358,000 (27.9%), Longmont - $225,000 (-19.5%), Erie - $280,000 (-13.8%) and Superior - $321,500 (-15.4%). 2) The number of active listings overall are decreasing, which is good news for home owners getting ready to sell, as there will be less competition: Boulder - 416 (3.5%), Lafayette - 120 (-26.4%), Louisville - 63 (-1.6%), Broomfield - 179 (-6.3%), Longmont - 508 (-32.4%), Erie - 167 (-23.0%), and (0 comments)
lafayette: Builder closes home office in Boulder County!

McStain Neighborhoods announced they will be closing their home office and headquarters, located in Louisville. Earlier this year, they also closed their design center located in Lafayette. Rather than moving into a smaller office space, they will be operating the company from several virtual locations as well as from its sales offices located in its various communities. The company has also trimmed their head count and will only be employing about 21 people by the end of this month. This is down from about 100 people they had on staff just two years ago. The new real estate sales statistics are out for August: The median sales price of a single family detached home in Boulder, CO increased from 550,000 to $579,000 (up 5.3%) and in Louisville from $344,500 to $375,000 (up 8.9%) while it decreased in Lafayette from $386,000 to $373,000 (down 3.4%) The average sales price also increased in Boulder from $630,040 to $710,074 (up 12.7%) and in Louisville from $381,943 to $395,775 (up 3.6%) and decreased in Lafayette from $489,434 to $366,353 (down 16.6%) Average days on the market increased in all three areas from 55-66 days in Boulder, 36-44 days in Louisville (0 comments)
