The downtown area of Louisville, Co has become an amazingly popular place year round and especially during the summer Friday night faires.  Throughout the majority of the summer, the downtown Louisville Friday night faire features big name bands performing live music, artisans selling their wares and a farmer's market of treats.  It has become a meeting place for friends and families to meet up, eat together and share the faire.

The new real estate sales statistics are out for August:
The median sales price of a single family detached home in Boulder, CO increased from 550,000 to $579,000 (up 5.3%) and in Louisville from $344,500 to $375,000 (up 8.9%) while it decreased in Lafayette from $386,000 to $373,000 (down 3.4%)
The average sales price also increased in Boulder from $630,040 to $710,074 (up 12.7%) and in Louisville from $381,943 to $395,775 (up 3.6%) and decreased in Lafayette from $489,434 to $366,353 (down 16.6%)
Average days on the market increased in all three areas from 55-66 days in Boulder, 36-44 days in Louisville … (0 comments)

We continue to hear positive forecasts for our local market.  For example, see what the chief economist of the National Association of Realtors, Lawrence Yun, had to say yesterday:
"Based on local market fundamentals, I expect robust home price growth in places like Denver and Houston over the next two years," Yun says. And thanks to the government stepping in to help Fannie Mae and Freddie Mac, home prices are not likely to go lower, they are most likely to start trending upward again.

After the federal government stepped in on Sunday to back up Fannie Mae and Freddie Mac, the markets rallied yesterday.  As a result, interest rates went down and for some loan products, rates fell as much as a full 1/2 of a percentage point.  (That could make the difference of over $125.00 per month on a loan of $400,000.)
With housing prices already at a very attractive level, the decrease in interest rates make buying a home even more attractive than ever.  For families who have been sitting on the fence, particularly in our beautiful Boulder, CO market, they should be re-evaluating … (1 comments)
