buyers edge: How To Improve Communication Skills - 12/07/14 10:39 PM
How To Improve Communication Skills

Before I joined my husband at Buyer's Edge in Bethesda Maryland, I had a long career in local radio. Every weekday, I wrote my newscasts, usually nine every morning, and read them out loud. I mean I read the newscasts to myself before I cracked the mic and read them to the 30 thousand+ Washington DC area listeners.
Reading out loud allows us to hear the word flow and overall tone
After reading newscasts aloud, I could hear where I needed to change a word or phrase. I also knew where vocal tone or inflection could be used effectively … (8 comments)

buyers edge: Can I Afford To Buy A Home? - 12/06/14 01:45 AM
Find the Mortgage Assistance Program for You

You may be able to buy a home today. The U.S Department of Housing and Urban Development is the best place to start. Starting now, while interest rates are historically low, is an excellent idea.
There are programs for middle income home buyers including $1000 down payments or no down payment, if you qualify. The key is the phrase "If You Qualify" and only a mortgage specialist can answer that question.
Freddie Mac released data this week showing the average 30 year fixed mortgage at 3.89%. As we approach 2015, economists are making their predictions for … (0 comments)

#1 Way to Reduce Stress this Holiday Season

How do you feel right now?

Or the better question is, how do you feel after an evening of television?
Tis' the Season of subliminal & overt messages...

"We are so happy and attractive, wealthy and hip. You will be too! When you buy_________."

The constant clever bombardment of television advertising tells us we are almost as happy as the people in the commercial.
We are just one purchase away from  sheer joy.
And how does this make us feel? Like we don't stack up. In fact, studies show … (3 comments)

buyers edge: Top 7 Kitchen Updates - 12/01/14 09:17 PM
Today's Modern Kitchen

Over the past couple of weeks, we've been touring model homes with two of our clients. This is a refreshing change from our usual resale market. When you buy a "used" home, you are choosing to live with the previous owners upgrades. When you get into new construction early, you can choose your own kitchen cabinets, flooring and counter tops. This is fun and gives us the opportunity to see what's popular in new homes today.

buyers edge: Lasting Success in Three Easy Steps - 11/06/14 12:22 AM
You already have what you need to succeed.....

Practice these three steps daily, several times a day and you will have lasting success!

1. Respond to all emails, texts and phones calls as quickly as possible
Especially if you are dreading it! And even if you have no new information. Let people know you have heard what they have to say. This simple act can often have a powerfully positive affect. It allows the other person(s) to relax in knowing that you will be in touch as soon as you are ready.

buyers edge: Selling Your Home? Make Sure it's Clean - 11/02/14 10:52 PM
Home Buyers want to buy clean houses

When you find a buyer for your house and make it through the home inspection and other contingencies-it's time to celebrate! After all, you are out the door and already decorating your new place. But wait a second, before you leave your old house behind-make sure it's clean.
It's not only the nice thing to do it's the legal thing to do as well. According to the GCAAR contract, used in the Greater Washington DC area-

"Except as otherwise specified herein, Seller will deliver the Property free and clear of trash and debris, broom clean and in substantially the same … (0 comments)

Active Adult Living for 55+ Crowd

55+ communities are not all alike! Over the past few weeks, we've been touring and researching adult living communities in Northern Virginia. Thanks to our client, who wants to live near his children in Chantilly and Haymarket, we have covered most of Loudoun county Virginia. Here's what we discovered about 55+ communities.
1. Adult Communities are not all alike- One adult community in Loudoun county had several beautiful condominiums for sale. We got excited about the place so we talked to some residents to see how they liked the community. That changed our … (0 comments)

buyers edge: Buyer Be Aware-Zillow is Advertising - 10/23/14 01:04 AM

It's Fun To Search for Homes Online

I like the glossy pictures on Zillow and Redfin. I find their search engine very easy-to-use with quick navigating tools. Here are the facts to remember when using Zillow as your home search.

Fact #1
Zillow is used by real estate agents as an advertising tool. This is not a bad thing, as long as you understand how it works. For example:  the agent pictured next to a listing is usually not the listing agent! The pictured agent has bought advertising in a certain zipcode/area. To test this fact … (6 comments)

buyers edge: Are You A Hunter or a Gatherer? - 10/21/14 02:40 AM
When It comes to buying a home, are you a Hunter or a Gatherer?

Back in prehistoric time, so I have read in the book Clan of the Cave-Bear, men were hunters and women gatherers.  The Hunters left their caves, spear in hand, with one goal in mind-spear the animal and bring it home.
The Gatherers spent the day scanning fields and forests searching for brightly colored fruits or plants. Gatherers had a broad goal-see every detail so you don't miss something really good.
As an Exclusive Buyer Agent, I've met my share of Hunters and Gatherers.

buyers edge: Why Buy A Home in October - 10/10/14 03:41 AM
A woman in my yoga class unrolled her mat next to mine. We started chatting and she said, "I think I am ready to buy a home but my friends tell me I should wait till Spring, you know, when all the good houses come on the market." Then she added,

"Why Would Anyone Buy A Home in October?"

Ha! Did she put her mat next to the right yogi or what?! We had a few minutes before class would start so I gave her several reasons why I believe that October is an excellent time to buy a home!

Speeding Past a School Bus Stop Sign

Of course we know it's illegal. So why are so many drivers blowing past school bus stop signs? In the Washington DC area, they are calling it an epidemic. An investigation by the local NBC TV station  discovered thousands of drivers illegally pass school buses everyday!

In Montgomery county Maryland, school officials are taking action. They've installed cameras on the school buses with plans to add video equipment early next year. The news report shows one chilling video of a child, barely avoiding a speeding car, moments after leaving a school bus.

So we know … (2 comments)

There is one simple thing to do everyday that will create positive change in your business and maybe your life. But first, an analogy-

Even if you can't answer her questions or solve her problems-you've shown her that you care.

buyers edge: Problems with so called Pocket Listings - 08/27/14 12:28 AM
Problems with so called Pocket Listings

A recent RISMedia Newsletter asks the question

"Pocket Listings, are they Right on any Level?"

My answer is no! The term "pocket listing" is overused by some listing agents and misunderstood by sellers and home buyers. David Cabot, President/CEO of Berkshire Hathaway Homes says, "I personally think it is bad business and I do not permit it in my company." He goes on to say Pocket Listings or Off Market listings create an underground market that doesn't help anyone but the listing agent. Cabot belives Pocket Listings started as a way to control … (4 comments)

buyers edge: Protecting Home Buyers in a Worst Case Scenario - 05/06/14 02:37 AM
Protecting Home Buyers in a Worst Case Scenario
I was expecting trouble. Communication with the listing agent was growing stranger by the day. A few weeks before Settlement, the listing agent asked if we could move settlement because the sellers may
not have enough cash to go to settlement.
An hour later, we were told it was a false alarm and the sellers could now hold up their end of the agreement. We also received emails asking us for information we had provided weeks before.
The Day Before Settlement the listing agent said the sellers were not completely ready to move. They … (2 comments)

At Buyer's Edge, Washington's Premier Exclusive Buyer Brokerage, we take our work seriously. So the fact that another Edgie and I were watching the National Zoo's Panda Cam while eating chocolate at the office.....pure research. After all, Washington DC is the Nations Capitol. We need to stay up on current events and little Bao Bao is the talk of our town! Sooooo adorable with her little fuzzy panda fur...but after some time, our conversation shifted to the real estate business.
