There's a simple practice that dramatically increases success. Yesterday, Marshall & I met first time home buyers at a local Starbucks. They started their home search at the end of 2015 with a real estate agent that they hired and then fired. They asked us lots of questions but the one question that stands out was this- "When I call or email you, how soon can I expect to hear from you?"

Mosaic District in Fairfax Virginia Homes close to Washington D.C. and near a Metro station are always in high demand in Fairfax Virginia. Buying a home in Alexandria, Arlington, McLean and Falls Church means competition. You need to be pre-approved, working with an excellent local lender & checking MLS updates from your Realtor on a daily basis. According to the Northern Virginia Association of Realtors, most of the Northern Va housing data is good although some zip codes are outperforming others and the average sales price is flat.

In 1888, two brothers used the slogan above to advertise Glen Echo Maryland. It's a quaint little town upriver from Georgetown in Washington D.C. Glen Echo was famous for the Glen Echo Amusement Park which operated from the late 1800's until the late 1960's.

When Hollywood comes to Washington D.C. there's a good chance they'll be filming in McLean Virginia McLean is home to diplomats, high ranking government officials and members of Congress. McLean Virginia is a short drive to the Central Intelligence Agency and downtown Washington D.C. Single family home prices start in the mid 700's. In this price range, the homes are typically older, built in the 50's & 60's split level, two story rambler or colonial styles. Arts & Crafts style homes are popular in McLean. It's fun to review last years SmartCharts data for the Mid Atlantic Region and compare it to our personal experience with home buyers. Last year, we got off to a slow start and that's reflected in the chart below. According to Real Estate Business Intelligence, Annual sales reached the highest level since 2006.
Prices gained just 1% percent for the second straight year, and stayed 24% higher than 2009’s lowest levels.
Fairfax county Virginia had the biggest year end inventory, an increase of 10.4% compared to 2014.
Supply growth was greatest in Fairfax then Prince Georges county Maryland followed by Washington DC then Arlington (0 comments)

It's too bad it's a weekday, when so many home buyers are at work. Today is the best day to see and smell a basement or inspect the gutters and roof on a home. My Buyer and I stood in the backyard of a large brick colonial style house near a Metro station. He checked off three major items from his "What My House Must Have" list.
1. large beautiful backyard backing to trees and then a soccer field 2. brick colonial home-classic style, built in the 40's with crown molding, arched doorways and hardwood oak floors 3. walking distance to Metro-everyone in the DC area knows the value of an easy commute. Buying a home near a Metro station is a great find!
