homesbuyhendersonscom: I Don't Like Real Estate Agents - 07/25/18 09:43 AM
In the movie,  Lemony Snicket's A Series of Unfortunate Events, the Baudelaire children's Aunt Josephine has an irrational fear of Realtors. But is it so irrational?

Fear of Realtors
I met a young lady today who started our conversation with, "Don't take this the wrong way but I don't like real estate agents!" And then she tells me why and I completely get it.
People get burned by bad real estate agents and it's very hard for them to come back from that experience. After all,
a home buyer is making the biggest financial purchase of their life. They need to know they can trust and count … (15 comments)

At the Greater Capital Area Association of Realtors otherwise known as GCAAR, we have an ethics instructor who is a lawyer. He's acted as general legal counsel for the Maryland Association of Realtors since 1984.
The stories he shares come from real life experiences and they are scary!
The #1 way real estate agents get into trouble is failing to disclose material facts. If the seller chooses to disclaim instead of disclose, they still need to disclose a latent defect.  (that's a fault with the property that couldn't … (7 comments)

homesbuyhendersonscom: Do You Search Online for Homes? - 02/19/18 07:43 AM
Most home buyers do!
Here are a few things to look out for when searching for homes online.
Houses that are not for sale - Many of the homes you see on home search sites have already sold. For many buyers, this is really frustrating!"Why am I finding homes that my Buyers Agent didn't send me!"
Just this morning, my client sent a link to a house he found online. Using the Multiple Listing Service, which has the most current information on listings, I learned that the house went under contract in late January and now it's mid-to-late February. He understood that site … (4 comments)

homesbuyhendersonscom: How to Prevent a Clothes Dryer Fire - 08/10/17 06:58 AM
2900 Clothes dryer fires are reported in the U.S. each year
When buying a home, most people don't think twice about the clothes dryer. The home inspector usually checks the dryer to be sure it heats properly and that's the extent of the dryer inspection. After our experience this week, we will now be asking every seller when they last cleaned the vent on their dryer.
Our Dryer Story
Our first time home buyers called us saying they had two issues with their new home. First, there were several wet spots on the ceiling. Second, their clothes dryer was not drying properly. It was taking two or … (8 comments)

homesbuyhendersonscom: House Hunting from Afghanistan - 07/25/17 01:00 PM

Our client is buying a home long distance.
She's being transferred to Virginia soon so we've been searching for a home for a little over a month. What a fun experience! Using Facetime, we are able to talk to her as we tour houses in Virginia. She wants her commute to be less than 45 minutes one way and will not buy a house on or near a major road.  Google Maps has been a great source of information. This type of house hunting may seem unusual and yet she is not our first overseas buyer.
We've worked with clients in Thailand, Vietnam, … (0 comments)

There are no shortcuts when creating a winning home buying plan
In the Washington DC area, inventory is low and there is competition for almost every house on the market. It can be quite a learning curve for buyers especially if this is their first time buying a home. In order to have a successful home buying experience, you will need to consider the following points.
Save money-The more money you have for a downpayment, the better chance you have of winning in a competitive situation. Aim for a 10-20 percent downpayment. If you don't have that much money saved, there are loan programs … (4 comments)

homesbuyhendersonscom: Put the Awe back in Awesome! - 05/16/17 10:05 AM
a Japanese concept that means "a reason for being". Everyone, according to Japanese culture, has an ikigai. Finding it is often a deep investigative search of self.

Awesome is one of the most overused words in the English language. In fact, it's used so much that it now means cool or okay. I like the original Oxford dictionary meaning; awe-struck and/or breathtaking. If we make a personal effort in our lives, to put the awe back in awesome, we are on the path to finding our "reason for being".
The inspiration for this blog came from this morning's featured guest speaker at the Bethesda … (0 comments)

homesbuyhendersonscom: Vinyl Siding Installed Incorrectly - 05/13/17 12:09 PM
What Happens When Vinyl Siding Installation Goes Wrong?
Turns out there is quite a bit that can go wrong if the vinyl siding is installed incorrectly.
In our case, the vinyl siding had been installed without house wrap which is a synthetic barrier that goes over the plywood and under the vinyl siding during installation. House wrap protects the wood underneath the vinyl. Without it, water can get trapped behind the vinyl siding and cause wood rot.
In addition, the siding had improper flashing which is impervious material that is installed to prevent the passage of water into a structure. Water had penetrated behind … (0 comments)

homesbuyhendersonscom: Characteristics of a Smart Home Buyer - 05/03/17 04:13 AM
Smart home buying begins before you search for a home
Wondering if it's time to buy a home? How does the process work? Where do you begin?
Check your credit score. Credit Karma might be a good place to start. Your credit score is an important part of the criteria lenders look at to see if you qualify for a mortgage. Your credit score is an overall financial picture. The score is determined by how much you owe, how timely you make payments and how long you've been using credit. A score of 660 or higher is considered good. The credit score … (0 comments)
