If you're like me, hearing the phrase, "Don't take this the wrong way" means I need to expect unconstructive criticism. The speaker knows there is an excellent chance I'm not going to like what they say but they are going to say it anyway.

Beginning October 1st, 2017 first time home buyers in Washington DC may get a break on their recordation tax. Unlike the first time homebuyer program in Maryland which includes all first time home buyers in the State, the District's program has limitations and limits on household income.
The offer is a reduction in the recordation tax to .725%
if:

Marshall and I feel so fortunate to work with great people at Buyer's Edge.  We've become good friends with our fellow Edgies and last night we gathered on a rooftop deck on Federal Hill in Baltimore. 
 
Federal Hill is close to Baltimore's Inner Harbor and Camden Yards. Last night, we heard the cheers from the crowd as the Orioles beat the Kansas City Royals 2-1. What a gorgeous evening!

Our client is buying a home long distance.
 
She's being transferred to Virginia soon so we've been searching for a home for a little over a month. What a fun experience! Using Facetime, we are able to talk to her as we tour houses in Virginia. She wants her commute to be less than 45 minutes one way and will not buy a house on or near a major road.  Google Maps has been a great source of information. This type of house hunting may seem unusual and yet she is not our first overseas buyer.
