imagination: $1,250,000

55 acres with two homes, three warehouses, pecan trees, and one well - all in New Mexico. Not my listing. (0 comments)
imagination: Santa Anna
- 10/02/11 02:51 PM
About two weeks ago, a client called to say he had a Santa Anna bond for sale. Within two hours, we had found him a buyer. The buyer's offer was $600,000,000. (Yes, six hundred million USD.) The seller of the bond declined the offer - not enough, he said. Of course he had a perfect right to refuse the offer, though I thought it was reasonable. However, there is a lesson there somewhere. imagination: Windows and Tunnels
- 09/29/11 03:46 AM
When I first became acquainted with the Windows program and the Internet, I felt like I was exploring tunnels, pursuing ever deeper paths leading to places unfamiliar and fascinating. I told a colleague of mine that I would have named the software program Tunnels instead of Windows. Thinking back, I know Windows is a much better name for it. There is something in a name after all. imagination: The Last Mile
- 09/26/11 05:04 AM
It often (if not always) happens that when we are approaching the finish line to some long race, our minds start to give out, playing tricks on us, making us doubt our motivation and our ability to finish. Does the fatigue actually start in the physical body? Bobby Fischer (the chess player) used to train very hard physically before any chess match. He said he could not possibly handle the mental demands of a match unless he was in great physical shape. Since we are basically just a bunch of chemicals thrown together, he was probably quite right. Probably. (0 comments)
imagination: Unplanned
- 09/17/11 03:47 AM
I had not anticipated writing a blog this morning so this is really spontaneous. I did not feel like postponing the inevitable - my climb to the number 5 spot in our city. Visibility is important after all. It has been attributed to none other than Mary Kay that she once said that if you're a genius and nobody knows it then you might as well not be a genius. It's true that cream rises to the top - even if it seems to take forever. Credibility is important, except, perhaps, in politics. Da Vinci thought he had died a failure because most (2 comments)
imagination: 300 points
- 09/16/11 02:41 AM
You won't find this blog post helpful at all - I'm just writing it to note that I am only 300 points away from placing in the top five for this city. I don't sell homes but inching my way up is quite fun anyway. Enjoy your day and your weekend. (4 comments)
imagination: Large and Small
- 09/15/11 02:55 AM
As often happens, small deals sometimes get in the way of larger deals. I ask myself whether I should delay the small one in order to focus where the most money is to be gained. The answer is always yes. However, I would never make the smaller client feel as if she is unimportant. In other words, simply because we are in the middle of something really big does not mean we can treat the lesser stuff with disdain. NEVER may that be so. Everything is important, though the larger transaction is by nature almost always more urgent. If we treat (0 comments)
imagination: Introverted
- 09/05/11 04:45 AM
There has been a debate - for some time - about whether extroverted personalities do better at sales than introverted ones. I think the extroverts have come out on top. However, I think introverted, shy, quiet people can do very well indeed. I do not sell homes but I have a friend - now retired - who built up a very successful real estate career, though you would never say she is an outgoing type. She simply did it by being an honest professional. She established a loyal following through mutual respect and trust. I decided to write this now because for some odd reason, (5 comments)
imagination: 400 points and closing
- 09/02/11 02:19 PM
I am now less than 400 points away from becoming number 7 in my area. Give me three more days. I know this is less than overwhelming but a blog is a blog. (2 comments)
imagination: Moving up
- 08/25/11 06:10 PM
Sometimes we get a little busy and don't have time to come by. Today was a 16-hour day. I am now number 8 for my city (such as it is) and moving up to number 7. Soon, I will be number five. It's not nearly as hard as I thought. Someone posted here the other day that they had accumulated 400,000 points. I forgot who it was. (1 comments)
imagination: Doom and Gloom
- 08/24/11 03:29 AM
The bad news is spreading. It always spreads faster than good news. They say 2011 will be the worst year for new home sales. I do not sell homes but what affects any segment of the market may come around to haunt me so I am just a little concerned. On the other hand, the little hotel I advertised has sold. I knew it would. imagination: Nice Dilemma
- 08/22/11 06:36 PM
It's a nice problem to have but it requires a solution. As a business broker, I am responsible for delivery of a product to a buyer who can certainly afford it. He insists on paying COD while the seller insists on a 50% deposit. By any measure, the dollar amounts are not small. What to do? I've got three days to figure it out. (4 comments)
imagination: Climbing
- 08/15/11 03:00 AM
A week ago, I guesstimated I would be number 10 in this city this week. Actually, I got all the way to number 9. I am now projecting I will be number 8 within seven days. Not bad for the very short time I have been a member. Not that it means anything at all, but the ride up the ladder is fun. My deals are actually not anything that I expect i can do anything with here; nonetheless, the site is interesting and it keeps me thinking. So much so I am beginning to think I can cure the common cold. (0 comments)
imagination: That hat has to go
- 08/12/11 08:45 AM
Men who wear hats are rare nowadays. I do not wear one myself. The photo shows me wearing a hat – my father’s hat - and I know it looks anachronistic, but, so be it. I wore it for this photo to remember him by. He was a self-made millionaire. He was entrepreneurial before the word became fashionable. Unfortunately, two Mexican peso devaluations almost wiped him out. Soon thereafter, he lost a few friends also. They didn’t die, they just dropped out of sight. It happens. However, he had no regrets ever. Among other things, he left me this hat. I’m (4 comments)
imagination: Ice making factory - 1.5MM
- 08/10/11 02:37 AM
This one is in Juarez, Mexico - the most dangerous place on earth, according to what I hear. Actually, Juarez is teeming with business activity despite the mayhem. It is like a beehive by day. However, nightlife leaves something to be desired - people are very cautious. Even if very slowly, the people (and businessmen) are beginning to take their city back. (0 comments)
imagination: Three Hardware Stores - 13MM - in Mexico, of course
- 08/07/11 07:03 AM
This post is being written merely to earn points. Imagine that. The above listing is real enough though. I am getting closer to being number 10 in El Paso - every blog helps. I should have been there a week ago but work keeps getting in the way. Well, what can one do? (2 comments)
imagination: One More Thing Columbo
- 08/05/11 02:54 AM
I don't sell homes but I think refrigerated air conditioning systems may soon become a recommended upgrade item if a seller's home does not already have one - especially in the Southwestern U.S. Evaporative coolers are simply not efficient in hundred-degree weather, which we seem to be experiencing more and more, and buyers may be somewhat more motivated by any home which has a refrigerated air instead of evaporative air cooling system. So, perhaps the list of suggested items to pay special attention to will include curb appeal (first and foremost), kitchen, bathroom, paint, and refrigerated air. It's just something to think about. imagination: Pushy
- 08/03/11 04:48 PM
You have one client (an investor) looking for a good investment in commercial real estate. You have four properties available, all of which she can afford and all excellent buys. She does not want to look at anyone else's listings, only yours, because you have proven to be a good advisor over the years and you don't sell problems, you sell solid, money-making properties. This is her way of rewarding you. The four properties belong to four dear friends. She will buy the one you recommend. Which one do you push? It's a nice problem to have but a dilemma nonetheless. imagination: Persevere
- 08/03/11 05:07 AM
Many famous men have said it before and there must be a reason. It is no secret that perseverance is worth its weight in gold. If at first you don't succeed, just keep going. Never give up. Use your imagination and work even harder. Imagination and motivation are more important than intelligence. It can be very frustrating to not reach your goal right away, but the only clear and correct choice is to keep working. The harder one works, the luckier one gets. (0 comments)
imagination: The Blitz
- 08/02/11 04:33 AM
The most common technique for selling commercial real estate is to make the presentation and let the dust settle for a while - sometimes a long while. Sometimes, there is even a little advertising involved, but usually not. However, since there are no hard and fast rules, imagination should be put to good use, especially when an unusual set of circumstances presents itself. At this very moment, a potential buyer is being approached from four different directions in a transaction that is simply perfect for him. Under normal circumstances, I would handle the sale all by myself, but this time, because of the relationship of (0 comments)
