About two weeks ago, a client called to say he had a Santa Anna bond for sale. Within two hours, we had found him a buyer. The buyer's offer was $600,000,000. (Yes, six hundred million USD.) The seller of the bond declined the offer - not enough, he said. Of course he had a perfect right to refuse the offer, though I thought it was reasonable. However, there is a lesson there somewhere. When I first became acquainted with the Windows program and the Internet, I felt like I was exploring tunnels, pursuing ever deeper paths leading to places unfamiliar and fascinating. I told a colleague of mine that I would have named the software program Tunnels instead of Windows. Thinking back, I know Windows is a much better name for it. There is something in a name after all. It often (if not always) happens that when we are approaching the finish line to some long race, our minds start to give out, playing tricks on us, making us doubt our motivation and our ability to finish. Does the fatigue actually start in the physical body? Bobby Fischer (the chess player) used to train very hard physically before any chess match. He said he could not possibly handle the mental demands of a match unless he was in great physical shape. As often happens, small deals sometimes get in the way of larger deals. I ask myself whether I should delay the small one in order to focus where the most money is to be gained. The answer is always yes. However, I would never make the smaller client feel as if she is unimportant. In other words, simply because we are in the middle of something really big does not mean we can treat the lesser stuff with disdain. NEVER may that be so. The President will make a speech tonight. It may contain new things or perhaps just the same old stuff. I hear that it will focus on job creation. If the government wants to promote job creation, it should do so by encouraging those who create jobs, using means which will not bankrupt the country further. This site is replete with agents, brokers, and inspectors but I don't remember seeing any escrow officers or title company people, yet, without them, it would be impossible to have a proper closing. When I was in the construction lending business, I quickly learned who was dependable and who was not. One I remember fondly would burn the midnight oil for me - another forgot to schedule a closing. The knowledge and motivation from one officer to another - even within the same title company - ran the spectrum from poor to magnificent. I even knew two who later became attorneys. (0 comments)

There has been a debate - for some time - about whether extroverted personalities do better at sales than introverted ones. I think the extroverts have come out on top. However, I think introverted, shy, quiet people can do very well indeed. I do not sell homes but I have a friend - now retired - who built up a very successful real estate career, though you would never say she is an outgoing type. It appears I have become obsessed with climbing the ladder to number 5. My goal had been reaching the tenth position but since I found it too easy, I decided to reach a little higher. The bad news is spreading. It always spreads faster than good news. They say 2011 will be the worst year for new home sales. I do not sell homes but what affects any segment of the market may come around to haunt me so I am just a little concerned. On the other hand, the little hotel I advertised has sold. I knew it would. It's a nice problem to have but it requires a solution. As a business broker, I am responsible for delivery of a product to a buyer who can certainly afford it. He insists on paying COD while the seller insists on a 50% deposit. By any measure, the dollar amounts are not small. What to do? I've got three days to figure it out. (4 comments)

A week ago, I guesstimated I would be number 10 in this city this week. Actually, I got all the way to number 9. I am now projecting I will be number 8 within seven days. Not bad for the very short time I have been a member. Not that it means anything at all, but the ride up the ladder is fun. My deals are actually not anything that I expect i can do anything with here; nonetheless, the site is interesting and it keeps me thinking. Men who wear hats are rare nowadays. I do not wear one myself. The photo shows me wearing a hat – my father’s hat - and I know it looks anachronistic, but, so be it. I wore it for this photo to remember him by. He was a self-made millionaire. He was entrepreneurial before the word became fashionable. Unfortunately, two Mexican peso devaluations almost wiped him out. Soon thereafter, he lost a few friends also. They didn’t die, they just dropped out of sight. It happens. This one is in Juarez, Mexico - the most dangerous place on earth, according to what I hear. Actually, Juarez is teeming with business activity despite the mayhem. It is like a beehive by day.
