The sand replenishment project has finally reached Cape Story By The Sea. The planned beach replenishment project by the Army Corps of Engineers and City of Virginia Beach experienced a major setback due to the November 2009 Nor'easter storm. Tons of existing beach sand was taken during three days of pounding. This week there has been much activity on the beach as crews haul sand from the dredge spoil site at the south end of Maple Street, to the beach access at Oak Street. This has to be the worst storm I have seen flooding wise, since I moved to Virginia Beach in the late 1970's. A strong Northeaster, remnants of TS Ida, pounded Virginia Beach from November 11th through November 13th, 2009. Massive tidal flooding occurred in the Lynnhaven River Basin along with endless heavy rain, winds up to 70 mph, and unprecedented Chesapeake Bay wave action. This combination led to the worst storm in years.

In my local market we had a rough Fall of 07 and a very slow Spring 08. Many buyers are still holding out, either waiting for the market to "bottom out", or waiting to sell their current home. Many sellers are still thinking they have the last home that will sell for top dollar. Looking ahead, I am recommending aggressive pricing NOW as summer approaches. Considering the current state of the residential real estate market, many home sellers are finding it difficult to sell their homes. An option for some might be to consider placing their homes on the rental market. As a Agent, I can list property both for sale and for rent at the same time.
