remax: Results with HotPads - 05/12/08 02:17 PM
Is anyone familiar with HotPads.com?  I see that my postlets feed to the site, but I had never heard of it otherwise.  I have just received 3 calls in 2 days from people who found my listing on HotPads.  It seems like a good site.  Is it worth looking into other than what I am currently feeding to it through postlets.

Considering the current state of the residential real estate market, many home sellers are finding it difficult to sell their homes.  An option for some might be to consider placing their homes on the rental market.
As a Agent, I can list property both for sale and for rent at the same time.  Not many companies allow one agent to do both.  A rental often must be referred to a separate property management department which essentially competes with the sales agent.

I often get asked about capital gains taxes that pertain to residential real estate that someone both has lived in and also rented to others.  Currently, the capital gains tax rate is 15% of the gain.
Now a property can be deemed a principal residence for tax purposes and sold without owing the tax if the following conditions apply:
1.  You must have resided in the home for at least two of the last five years.  The two years can be but do not need to be consecutive.

remax: ARMs, Interest Only, and the "Mortgage Crisis" - 04/07/08 09:53 AM
With all the talk of a potential government bailout for the current situation with the increase in foreclosures and short sales, I have some concerns.
First off I will say that I have true compassion for those who have had their incomes drop due to the current economic situation, and are trying to provide a home for their families.  I feel for those who were coerced into "getting in over their heads" and sold ridiculous loans by lending institutions.  Also I regret that some in the real estate and mortgage industries took advantage of lax regulations and the public's ignorance of those industries.

remax: Sale or Rental Listings on Craigslist - 03/05/08 12:56 PM
Who has luck with craigslist for finding renters or buyers?  I have been posting rental and sale listings for a year or so.  I do tend to delete and repost often to keep my listings higher up on the list, and that is sort of a pain.  I am not sure it is worth it as if a search is made old posts will be found for a 45 day period.
