There are several goverment programs that are in place that give down payment assistance, The Good Neighbor Next Door is provided through the  U.S. Department of Housing and Urban Development (HUD). Active Adult Communties are on the rise in Cumming, GA - this could be due to retirees are stopping short of Florida. The Atlanta Metro area is rated #4 as top places to retire. Some of the reasons are a favorable climiate (we do have seasonal changes but have mild weather), low cost of living, good tax stitutation and there is a large volunteer mindset.
