improvements: What Is A PIMP? - 04/16/07 05:02 PM
What is a PIMP.  Many agents are what I call a PIMPs.  These are agents at are not really looking out for the best interest of their client.  What they do is they come to your home, have you sign a contract and put a sign in your yard then never see them again.  They are PIMPS (Put In the Multi and Pray), they have no real system in place to sell the home.  They put your home on the local Muli Listing Service and nothing else.
We have a very large, detailed system in place to make sure our sellers get … (3 comments)

improvements: Remodel Or Move? - 04/16/07 03:17 PM
Your family has outgrown your home but you have roots in the community that make it difficult to leave. Is remodeling the solution?      Get professional advice before you jump into a major renovation project. Decide what changes you want to make, and get bids from several contractors. When you have an estimate on the cost of the project, talk to your real estate agent to determine if these changes will be cost-effective. Over-improving your home may make it difficult to get your money back if you sell it soon.      It is a good idea to talk with friends who have remodeled … (0 comments)

improvements: Do You Really Need Title Insurance? - 04/16/07 05:30 AM
When a home is purchased, title insurance is one of the closing cost items on the closing statement. This insurance protects the buyer from defects in the title that are not discovered until after the closing. There are two kinds of title insurance--coverage that protects the lender for the balance of the mortgage if the buyers have a loan, and coverage that protects the buyers' equity in the property. It is prudent to purchase owners' coverage because most of the title problems that arise after a closing are not from a sloppy title search, but are the result of inaccurate … (3 comments)

improvements: Why Vancouver, WA - 04/13/07 06:38 PM
I have live in Vancouver my whole life, so I may be a little swayed.  The summers here are great.  I have not been anywhere else where the weather is sunny all day and still cool enough to do activities outside.  I have spent many summers mountain bike, river rafting, water skiing or picnics with your family under huge evergreen trees.  Within few short hour drive you can be at the ocean walking along the beach.   Or if you want, within a few hours you can be skiing in mountains.  How can you beat that.  If you would like more information about what Vancouver feel free … (1 comments)

improvements: Back To A Normal Market - 04/13/07 05:49 PM
It seem to me that the news always loves to push negative.  They love to put a spin on everything to make it more exciting to increase their rating.  From what our team have seen, is we are back to a normal market.  I have seen many owners and agents thinking the housing market is crashing.  This is simple not true!  What has happened is you can no long just put a sign in a yard, make up a price and buyer will line up.
We take the time to do the research on your home, give you feedback and then make sure your … (2 comments)

improvements: Long Days Are Not Always Productive! - 04/13/07 05:10 PM
I have seen a lot of new agents working 12 hour days 7 days a week.  They are working very hard, the main problem is they are hardly working.  They are sending all this time working and have no business.  What they are doing is not productive in anyway.  20% of effort results in 80% of results in real estate.  Most new agents are working with 80% of the things that are giving them 20% return.  They are working very hard but are getting anything done.  Working 12 hour days 7 days a week to do one deal every 2 months … (3 comments)

improvements: Simple Repair Can Cost Big! - 04/13/07 04:50 PM
It is alway amazing how simple things can be worth so much when selling a house.  For example if a house has really torn up carpet or no carpet makes the house viewed as a major fixer upper.  Even thought the carpet cost a few thousand dollars it cost the seller ten of thousands of dollars.
A cheaper and easier fix is paint.  Terrible exterior or interior paint will make house sell for thousands less.  A little time and a few cans of paint can make a huge differences in how much money you will get for a home.
Another huge thing that … (1 comments)

improvements: New Agent Tend To Get Stuck. - 04/12/07 04:38 PM
Have ever notice that all the new agents get the crazy people.  I guess when you have not sold anything and have no one to help you will take anything.  The average statistic is that the average agent only sells about 5 homes a year.  What that means is they are flat broke, they should find a job instead.  Because these people are so depressate they will help anyone.  When business is going well you learn how to run as fast you can when you see these people.  I have made the same mistake in the past to.  Now I only … (2 comments)

improvements: Selling For Top Dollar - 04/11/07 04:25 PM
When you get serious about selling your home, the chances of your selling it quickly for top dollar will improve considerably if you list it with a real estate sales professional. If you doubt this, consider the fact that eight out of ten homes sold today--more in some markets--are listed with a professional real estate agent.Listing your home places it on the local Multiple Listing Service that is subscribed to by a majority of real estate sales professionals. Through the MLS listing, your home is assured of getting the widest possible exposure to the market place. Some buyers shop the home market … (0 comments)

improvements: Taxable Profits - 04/11/07 04:22 PM
If you are thinking of selling your home and your house has risen in value since you purchased it, or you have accumulated a lot of deferred profit from previous sales, the Taxpayer Relief Act passed in 1997 could be of tremendous value.Prior to this law, when a homeowner moved to a smaller home, relocated to a less costly area, or made a decision to rent, they were left with unfavorable tax consequences. The old tax law allowed people who sold their homes to defer tax on any profit by buying a replacement home of at least equal value within two … (0 comments)

improvements: Time To Move - 04/11/07 04:20 PM
As your life circumstance changes, your housing sometimes must accommodate that change. When your children leave for college or move out on their own, it may be time to re-evaluate your housing arrangements. It is useful to consult with a real estate agent who can help you decide whether it is time to move. When it is time to sell your home or to purchase a new one, the first step is to contact a professional real estate agent to discuss your situation. What is your home worth? Would it be better to sell it now or to keep the house … (0 comments)

improvements: Buying New or Buying Old - 04/11/07 04:18 PM
New homes typically have a higher sales price than comparable existing homes, and buyers are usually willing to spend more on a new home because of lower maintenance costs. Builders' warranties on new homes, when combined with a new roof, appliances, and major systems, usually make major repairs unnecessary and help to counter a slower initial rate of appreciation.Census Bureau Housing Surveys suggests that operating costs are lowest for brand new homes and slightly higher for relatively new existing homes. Operating costs per square foot of living space are consistently higher for progressively older existing homes. Utility costs represent the largest … (0 comments)

improvements: A Well Schooled Decision - 04/11/07 04:16 PM
The quality of a school district is an important determinant of the market value of a house. For homebuyers with children, the quality and reputation of the local school system may be as critical to their decision as the appeal of the home. The desire to give their children a quality education usually causes parents who are in the market for a home to ask questions about the local school district. What is the annual expenditure per pupil and the average class size? How do the district's standardized test scores compare with the national mean? Are special education programs available? What … (1 comments)

improvements: If You Are Self Employed - 04/11/07 04:15 PM
There's no question that it could be more difficult for you to get a mortgage loan if you are a free lance viola player than if you are a government accountant. Traditionally, lenders have been more cautious when evaluating loan applications of buyers who are self-employed than people who work for a regular salary. However, if you are self-employed, there is no reason for you to shy away from applying for a home mortgage loan, especially if your earnings have been in the same field for at least two years. It is a good idea to meet with one or more loan … (0 comments)

improvements: Serious Inspections - 04/11/07 04:13 PM
When you are involved in the process of buying a home, it is safe to assume that you will probably find one that you like, make an offer, and purchase it. There are many steps along the way, and more and more buyers in the market today want guarantees. Inspections by structural engineers and environmental specialists often turn up something wrong with the property you want to buy. Many sales have been halted or delayed because asbestos, lead, or radon was found on the property. If a problem has been found with the property you want to buy, ask yourself two questions:1) … (0 comments)
