Most homes sold will have a home inspection and it may be wise to address a few things even before the inspection.  One good reason for that is an inspection with a lot of problems may make a buyer think twice about buying your home.
Here is a list of items that you can address up front:
-Faucets and pipes.  Check for leaks and drips.
-Doors.  They should close easily and latch and lock.
-Roofs.  Any missing tiles or shingles should be repaired or replaced.  Check the flashing to see if  it needs sealant.

When I get a list of homes that a buyer wants to see, I normally pull comps before showing them.  If the house is overpriced, I let the buyer know what I think it should appraise for.  I will also let them know that there are usually more hurdles to overcome when dealing with a seller with an overpriced home.

I have sold quite a few homes with septic tank systems and I have encountered a number of realtors that do not know the rules governing the sale of those properties.  In Arizona, any person selling or transferring ownership of a property servied by an on-site wastewater treatment facility must retain a qualified Inspector to inspect the facility within 6 months prior to transferring ownership of the property.
An inspector that is qualified under A.A.C. R18-9-A316 must complete the "report of inspection" form and provide it to the seller as required by the code.

Now short sales, bank owned, flipped properties and even some regular owner sale properties are being sold As-Is.  In Arizona, there is an As-Is Addendum.  The addendum states that if you buy the property as-is, you are waiving the warranties that are in the purchase contract and also the condition of the property.  They also make no warranties concerning the zoning of the property.
