When I get a list of homes that a buyer wants to see, I normally pull comps before showing them. If the house is overpriced, I let the buyer know what I think it should appraise for. I will also let them know that there are usually more hurdles to overcome when dealing with a seller with an overpriced home. I have sold quite a few homes with septic tank systems and I have encountered a number of realtors that do not know the rules governing the sale of those properties. In Arizona, any person selling or transferring ownership of a property servied by an on-site wastewater treatment facility must retain a qualified Inspector to inspect the facility within 6 months prior to transferring ownership of the property. An inspector that is qualified under A.A.C. R18-9-A316 must complete the "report of inspection" form and provide it to the seller as required by the code.
