colorado springs real estate: Green Eggs and ...Roadside Spam? Where's the Credibility? - 10/26/06 06:39 AM
                                            We can't escape it!
Spam on the grocery shelves. Spam in my Inbox. Spam in my mailbox. Spam while I'm driving??
Alright. I know that there are a lot of honest investors out to help homeowners that are in a pickle. But, in my experience, the honest investors are usually not associated with Yellow Sign Roadside Spam.
"Signs, signs, everywhere there's signs. F***n' up the scenery, breakin' my mind..." It is visual pollution. They are everywhere. All the time. Haphazardly planted in residential neighborhoods, busy thoroughfares, medians... anywhere there is an … (1 comments)

colorado springs real estate: Why You Need A Real Estate Agent When Buying A New Build Home... - 10/18/06 03:12 AM
Sometimes there is a lot of confusion when it comes to buying a New Build Home. It is not like buying a new car. Walking onto a builders’ site armed only with your great negotiating ability is not enough. There are too many factors (legal, personal, ethical…) that play huge roles in what is possibly your largest investment, ever. Going it “alone” may yield unexpected results and “settling” for things that you are not happy with.
Imagine if you could have a trained professional on your side throughout the whole process. You can. When you arm yourself with a licensed Real … (14 comments)

colorado springs real estate: Showing Feedback for your Sellers... They LOVE It!! - 10/16/06 09:02 AM
I am quite diligent when it comes to providing feedback on homes that I show. I have been on the admin. side of the real estate business for long enough... I know how frustrating and time consuming it is to try and track down feedback for my sellers. ((Agents are hard to get ahold of... I'll save that pet peeve for another blog...)) Sellers are very anxious to hear what other agents have to say about their property, as are listing agents.
But, I also know how confusing it can be trying to remember all the details from the 15 homes … (19 comments)

colorado springs real estate: Nice Guys DON'T Finish Last... Ahhh! Sweet "Revenge" on the Sneaky ... - 10/15/06 04:47 PM
Let me lay the foreground:
We are mentors and educators for our company (Keller Williams). We walk through different areas of Realtor-dom with agents in our office in varied stages in their careers. We are sounding boards and idea givers for several agents... and we love what we do.
Anyway, we get a call from one agent who we have been working with for several months now. She is fairly new to the business and has not had many clients. She had one of her current clients give her a referral of someone looking to buy soon. She sent them properties … (1 comments)

colorado springs real estate: The BIG GRAB... Banks and Real Estate ...? - 10/13/06 02:43 AM
Will someone please explain what the "BIG GRAB" is?
I have heard that it would be detrimental to the homebuying public, and especially to real estate agents. Now, I have a vague idea what it is, but not a good idea at all.
So, here are my questions:
What is the "BIG GRAB?"What  are the benefits of it?Is it a state or national concern? What are the drawbacks and why are they drawbacks? Is this even an issue aanymore- or am I so out of the "loop" that I'm kicking the preverbial "dead horse"...?I appreciate all of your insight! Thanks!

colorado springs real estate: You're doing WHAT?!? (Unique Ideas for Getting Buiness) - 10/10/06 04:41 AM
Alright, I’m browsing through some real estate articles on NAR and came across a great one ( HERE )on getting business. So, I think to myself, “What are some unique ways to get business that goes beyond, “Here is a waterproof calendar as a token of my appreciation” (Eddie Murphy, Haunted Mansion).
This is my favorite one that I read about, but have also heard about on several occasions…
When you are at the dry cleaners, drive-thru fast food, Starbucks, etc. … pay for the person behind you, and ask the cashier to give them your card. That small act of kindness (especially … (14 comments)

colorado springs real estate: Organizing a Community Garage Sale - 10/10/06 04:13 AM
How to organize a community garage sale

Start months in advance. Don’t skimp on advertising the sale (signs, newspaper, HOA newsletter…) .You want it to be a success.Ask for neighborhood participation. This gives you an “excuse” to meet everyone. Now you have the opportunity to find out if people are looking to sell in the near future ( I have a friend who got several listings just by asking if the homeowner would be around for the next garage sale … !) Offer neighbors the opportunity to be featured in the “map” you will put together. This map should include “special items” … (0 comments)

colorado springs real estate: I'm GOING TO QUIT!! ...well, quit being unproductive. (80/20 Rule) - 10/09/06 02:55 AM
The 80/20 Rule ... and Real Estate
Besides the fact that 20% of the real estate agents do 80% of the business, there is a basic principle, the 80/20 Rule- by Italian economist Vilfredo Pareto, that explains how our individual business works.
20% of what you do creates 80% of your results. Only 20% of what you do, every day, really matters.
Woah... So that means that 80% of what you do is a waste of time? No, not really. It just means that if you can find that 20% of what you do that is the profitable part of your business- and … (17 comments)

colorado springs real estate: How Experienced ARE you ...? - 10/09/06 02:27 AM
According to a recent NAR REPORT, there are a lot of Green Real Estate Agents- and no, I do not mean environmentally conscience. Yes. Some of them should be in the business. In fact, some of the brightest agents I know have only been in the business a couple years. But some of them, well... like in any industry ... some of them were "jumping on the bandwagon" of what they saw as "easy money" (or so they thought...).
Harking back to my PREVIOUS BLOG -I am very curious to see the flip in numbers from the last few years to … (6 comments)

colorado springs real estate: You're a Blog-Head Charlie Brown... - 10/08/06 05:37 PM
((Ok. Not much information... just some thoughts...))
I don't know where it came from... I don't know how it happened... But now, I am always thinking about real estate in terms of "How can I Blog this?" or "Hmmm. I wonder if anyone has blogged this."
It's great! - a new medium for people to communicate across the nation/globe -exchanging ideas and concerns and questions and answers. The world of information is getting larger- yet the world is getting smaller.  Blogging gives us all the opportunity to communicate with out putting it in our busy schedule, penciling it in or trying to hear … (1 comments)

colorado springs real estate: How Will They Know... Unless You Tell Them? - 10/08/06 04:55 PM
We have always prided ourselves in our customer service as well as our top-notch marketing services to our sellers. We leave nothing out. We actively search the market for that perfect buyer. When we list a home, we many not know the name of the person who is going to buy the home, but we know who is going to buy it. We advertise in various forms of online and print media. We also do a lot of direct marketing to a "target market" of potential buyers. In fact, because of our efforts, we "bring the buyer" to over 30% of … (1 comments)

colorado springs real estate: Death of the Mediocre Real Estate Agent - 10/08/06 07:20 AM
Ok, Not death per se. But look at this market. This market IS shifting ...and sifting out the good from the great, the mediocre from the marvelous and the average from the awesome. Business isn't banging down our doors, like in recent past. There is hard work ahead of all of us.
This is either going to be time for you to succeed... or find a new job.
And, you know what? I am very thankful for this opportunity to shine. I am also thankful that it is NOT going to be as easy as it has been to be successful in … (1 comments)

colorado springs real estate: Who has time for Time Management ?? - 10/07/06 10:06 AM

How many of you set aside a specific amount of time, a specific time of day to to lead generation and do goal setting/planning?
Well, besides the times needed for "putting out fires" ... time blocking = money making.
If you set aside a specific amount of time- every day to lead generate and perform money making activities (prospecting, adding new forms of advertising, connecting with your SOI (sphere of influence) and referral sources...) you will help alleviate the "roller coaster" of fortune that many Realtors live with. Do not deviate from it, either. In the long run, the time you dedicate … (2 comments)
