colorado springs real estate: Fix & Flip or Fix & Hold? Are Reality TV Shows Helping or Hurting...? - 10/06/06 07:28 AM
So, let me blow off some steam here...
We all have the "NEW INVESTORS" that have watched too much TV and now want to go out an find a fix-n-flip right? I dont know about you, but our market doesn't really support that. It DOES support fix and hold rentals. In fact we have a great market for that, but not for the quick money.
I have been approached on multiple occasions to find a home under $100k that only needs carpet, paint and maybe a few appliances and, when complete, will then sell for well over $200k. Um, that "deal" is not … (25 comments)

colorado springs real estate: Real Estate Myths - 10/06/06 05:56 AM
I often wonder what impressions the general public are under, regarding realestate. SO I decided to browse around and found this great online article. So, my beliefs are confirmed... THE PUBLIC NEEDS TO BE EDUCATED, and our job, as real estate professionals, IS TO EDUCATE. Right?
The survey found the myths are:
You need 20 percent of the cost up front. Some 44 percent of adults answered this incorrectly. There are many loan and loan assistance programs out there that can make the $$ down- much lower. Housing lenders are required by law to give you the best possible loan rates. Among … (0 comments)

colorado springs real estate: How We "Stumbled" Across Active Rain - 10/04/06 03:20 AM
I actually read all of my emails. In fact, that is how I found out about Active Rain. Our web service provider (Advanced Access) sends out informative emails all the time. While reading one, I found that they were promoting Active Rain and MySpace as a way to connect with other agents/ service providers. So, after I set up a MySpace account, I ventured into Active Rain territory, and have been hooked ever since.Active Rain must be a cult, as I keep promoting it and getting other people to join. (To see why this is so flippin' funny, please read my … (2 comments)

colorado springs real estate: Motivational Quotes for a Real Estate Agent - 10/02/06 02:56 PM
Ok.. I am a complete "quote" aholic. I love witty, wise and even comical quotes. Here are a few of the ones that I have found that my fellow sales people and friends may enjoy:"The time to stop talking is when the other person nods his head affirmatively but says nothing." - H.Haskins(I know. I know. We all have a lot to say...)"Life is full of obstacle illusions" - G.Frazier (Isn't THAT the truth!)"Happiness lies in the joy of achievement and the thrill of creative effort" -FDR(What a great man...)"If you want to tell people the truth, make them laugh, otherwise … (4 comments)

Goal of this blog: Do you think that Keller Williams realty is like a cult? MLM? Why or why not? Please be prolific- explain yourself. thanks. Now, with my thoughts...(some taken from a previous blog)
Seriously folks... I didn't think anyone really though keller williams was a cult. but, I have heard to the contrary over the past year. I have done extensive research on cults over the past 12 years (for my own reasons) and find nowhere in my studies a logical connection with KW and a cult. hmmm. I am perplexed, so I really would like a little light shed on the topic.
Honestly, I am … (75 comments)

colorado springs real estate: Real World Marketing & Advertising Basics (for Print Media) - 10/01/06 03:18 PM
This is a synopsis of an hour and a half class that we recently taught, at our local Keller Williams office. I'm certain that you will find a lot of this very useful...
Point #1: What is an ad? A seller usually wants to know that their property will be advertised in a magazine ad. Having a magazine ad may increase your chances of getting a listing. BUT... did you know that less than 3% of homes are sold because of an ad in a magazine? Then why advertise in a magazine? ... to get buyers.
Point #2: Who cares? Did you … (14 comments)
