hawaii: Hawaii Tourism Still Hit by COVID19 - 03/19/22 11:07 PM
As the Hawaii Tourism Authority released the January 2022 tourism statistics many Hawaii businesses were surprised to see that tourism was down over 30% from January 2020.
With most of this coming from the decrease in international travel, the island of Oahu was hit the worst.  Interestingly, the smaller islands seemed to do the best.  The islands of Maui and the Big Island seemed to stay about even.
What was interesting is that for the last few months most Hawaii businesses have been operating as "this is the busiest we have ever been".  This points to the larger problem that Hawaii is facing, … (1 comments)

hawaii: Hotels vs Vacation Rentals in Hawaii - 04/11/20 11:30 AM
Just recently the State of Hawaii began to claim that vacation rentals and bed and breakfast operations are not neccessities, but yet hotels are.  This make 0 sense to me.  All these type of operations are in the business of providing lodging to transients.  All of them, well almost all of them, pay transient taxes.  This has raised several questions for me that I think are valid and am curious if anyone has any input or if you are seeing the same in your State.
Why not shut down all transient lodging?
If the idea is to keep transient travelers away, just shut … (0 comments)

hawaii: Vacation Rentals: Did the Client Get You the Travel Agent? - 09/11/12 08:54 AM
Recently I was having a discussion with a collegue relating to travel agents.  I have worked in the hospitality business in hotels and vacations rentals for over ten years.  I have come to a realization that if you choose to pay travel agents you are obviously giving a portion of your income and going to have to spend more time dealing with those particular reservations. The question then came:
With the information available on the internet, is the client getting you the travel agent or is the travel agent getting you the client?
After I thought about it, I think the … (2 comments)

hawaii: Hawaii 2011 Vacation Rental Market Analysis - 02/12/12 10:28 AM

2011 offered another positive year for the vacation rental industry in Hawaii.  WIth increases in both the overall tourism and the use of vacation rentals, the vacation rental industry saw the most growth of any of the accommodation types in Hawaii.
The Hawaii Tourism Authority reported a 3.5% growth in visitors to Hawaii from 2010 to 2011.  Of all the Hawaiian Islands, the Big Island and Kauai had the largest increases, but Maui and Oahi still remain the two most popular islands to visit in Hawaii.
For accommodation types, vacation rentals had the largest growth.  This is two years in … (0 comments)

hawaii: Free Nights While Vacationing in Hawaii Are No Longer Free Thanks to New Law - 09/20/11 03:34 PM
A few months back I posted a blog about some issues the State of Hawaii is having in enforcing state laws with regards to vacation rentals.  Just recently they imposed a new law requiring a $10 fee to be paid on any free night at a transient accommodation (vacation rental/hotel/etc).
Given that offering a free night is an industry standard nationally during these tough times economically, I believe they are starting to put the Hawaii tourism industry at a disadvantage.  In addition to already having some of the highest taxes on accommodations, they are now adding a fee that will typically … (3 comments)

hawaii: The Place to Stay at Waikoloa Beach Resort ~ Kolea - 07/30/11 07:54 PM
The Waikoloa Beach Resort is one of the top vacation destinations in the world.  It is also home to the Hilton Waikoloa, one of the largest and most well known hotels in Hawaii.  In the early 2000s a new beachfront development was built, Kolea.
Kolea offers luxury two and three bedroom villas with square footage up to 2200.  Each of the villas have luxury accents such as granite counters, stainless steel appliances, mahagany wood, and stainless steal grills on the lanais.  The "front row" three bedroom villas offer easy beach access and magnificent ocean views.
As the years have passed Kolea … (0 comments)

hawaii: Who Is Responsible for Adhering to the Vacation Rental Laws in Hawaii? - 04/11/11 10:20 AM
Illegal vacation rentals are coming to the forefront of issues in Hawaii relating to vacation rentals.  On the Big Island of Hawaii we do not deal with illegal rentals as far as zoning goes, but we do deal with owners not adhering to the current laws and the State of Hawaii not enforicing them.  My question is: Who is at fault, the homeowner or their unlicensed agent?
The Hawaii Law clearly states that to manage a vacation rental in Hawaii you must have a real estate brokers licensed and be set up to do property management (HRS Chapter 467).  The only common … (22 comments)

hawaii: How Was Your August in Hawaii? - 08/26/10 05:21 PM
Although most blog posts are more informatative I wanted to write this one strictly for interaction purposes.
I have steadily been growing my vacation rental business on the Kohala Coast of the Big Island of the past eight years.  Although the economy is struggling we have enjoyed one of our better years here in 2010.  This August was the best month we have ever had outside of the busy winter seasons.  I talked to a few hotels as well as some other rental companies and they have also enjoyed some success.
How has things been this month for you as far … (3 comments)

hawaii: Discussion About Facebook - 03/09/10 01:12 PM
More than just being a post of information I wanted to open a discussion of how to use Facebook to benefit you and keep your existing clientele.  Here are some of my thoughts and questions.
1)  I think Facebook is better than twitter due to the amount of information you can publish and also after a while you can get "tweeted" out with all the tweets that people publish that you follow.  I love the feature of facebook that pulls information from your site when you publish something that relates to it.
2)  Once you have a facebook page (you can … (7 comments)

hawaii: Hawaii Tourism is Down/My Sites Traffic Is Up - 02/16/10 07:53 AM
I have only been a member of ActiveRain for a couple of years, but I am already finding it hard to find a descent topic to write about.  I thought I would just pass along a small success story to give everyone out there some positive outlook.
I started really working on my web site, www.waikoloavacationrentals.com, just about a year ago.  At that point Hawaii had started to feel the crunch of the economy.  I continued to put a lot of time into the SEO and MORE IMPORTANTLY the items that effect the conversion rate of my web site.  Since then … (1 comments)

hawaii: Hualalai Hawaii Web site - 02/18/09 08:29 AM
I have worked on numerous web sites building them from scratch along with just doing simple ones from templates.  I just did one with 1and1.com.  The url is www.hualalaihawaii.com.  It was really easy to work with and fairly easy to optimize to the extent that templates let you optimize. If you have not been to Hawaii.  Hualalai is one of the nicest resorts and offers a lot of private homes.  You will find two world class hotels within the resort and championsip golf courses.

hawaii: Big Island of Hawaii Beauty Salon: Island Girlz Hair and Nail - 02/08/09 06:45 AM
The Big Island of Hawaii is filled with salons both inside the resorts and outside the resorts.  Being in the vacation rental business in Hawaii I get many inquiries for someone to do manicures/pedicures, hair, or to do bridal work for a wedding.  I would highly recommend Island Girlz Hair and Nail.  They are located in Waimea, but will come to the resorts to help you with your bridal work.  The quality is that of a resort salong, but the pricing is much better.
If you live in Hawaii, this is the best salon for you.  You can reach Doreen at 808-987-1781 … (0 comments)

hawaii: Mauna Lani Terrace F201 - 11/22/08 10:49 AM
The Mauna Lani Terrace was one of the first vacation rental complexes on the Kohala Coast on the Big Island of Hawaii.  Nestles on the beautiful waters of Mauna Lani Bay and ancient fish ponds, the Mauna Lani Terrace gives you the feel of peace and ancient Hawaii.
The Mauna Lani Terrace was built very well in the early 1980s.  Each condo was built with its own uniqueness in mind.  Some condos are very private and offer garden or pond views and others are very open and offer amazing ocean views.  Regarless of which condo you choose, you are a short walk from the beach and are sure … (0 comments)
