As the Hawaii Tourism Authority released the January 2022 tourism statistics many Hawaii businesses were surprised to see that tourism was down over 30% from January 2020. 
With most of this coming from the decrease in international travel, the island of Oahu was hit the worst.  Interestingly, the smaller islands seemed to do the best.  The islands of Maui and the Big Island seemed to stay about even.
What was interesting is that for the last few months most Hawaii businesses have been operating as "this is the busiest we have ever been".  This points to the larger problem that Hawaii is facing, … (1 comments)

Just recently the State of Hawaii began to claim that vacation rentals and bed and breakfast operations are not neccessities, but yet hotels are.  This make 0 sense to me.  All these type of operations are in the business of providing lodging to transients.  All of them, well almost all of them, pay transient taxes.  This has raised several questions for me that I think are valid and am curious if anyone has any input or if you are seeing the same in your State.
Why not shut down all transient lodging?

I recently decided I wanted to try promoting my Google+ page.  I believe it is done through AdWords.  The interesting thing I saw was that it does not seem that you can promote your business outside of 40 miles of your business location.  Has anyone else noticed this or found another way to do it?   Being a vacation rental business, my main markets are far from where I am located.  I do realize you could probably just set up an adwords for the page, but I just thought there may be a way to set it up through Google+ for … (2 comments)

Recently we had the opportunity to add a few more private homes to our vacation rental program at Waikoloa Beach Resort.  With the recent additions we feel we have something for everyone looking for a luxury home.

Recently I was having a discussion with a collegue relating to travel agents.  I have worked in the hospitality business in hotels and vacations rentals for over ten years.  I have come to a realization that if you choose to pay travel agents you are obviously giving a portion of your income and going to have to spend more time dealing with those particular reservations. 2011 offered another positive year for the vacation rental industry in Hawaii.  WIth increases in both the overall tourism and the use of vacation rentals, the vacation rental industry saw the most growth of any of the accommodation types in Hawaii.
The Hawaii Tourism Authority reported a 3.5% growth in visitors to Hawaii from 2010 to 2011.  Of all the Hawaiian Islands, the Big Island and Kauai had the largest increases, but Maui and Oahi still remain the two most popular islands to visit in Hawaii.

With the continuing struggles of the economy not many investment properties are having any success.  Of the many properties we manage at on the Big Island of Hawaii, Kolea at Waikoloa Beach Resort is the only one that seems to be on the rise.
Kolea is a luxury beachfront community offering 2 and 3 bedroom villas.  While the property as a whole has seen success, the spacious "front row" three bedroom villas have seen the biggest rise in popularity, which is a bit astouding given that many would think less expensive properties would have more success.

On the Big Island of Hawaii we have run into a lot of issues lately with quality control on VRBOs (Vacation Rentals by Owners).  Although some guests do have positive experiences, the horror stories of renting through VRBOs is multiplying to the extent that I believe it is hurting my business as a vacation rental company.

The Waikoloa Beach Resort is one of the top vacation destinations in the world.  It is also home to the Hilton Waikoloa, one of the largest and most well known hotels in Hawaii.  In the early 2000s a new beachfront development was built, Kolea.

Illegal vacation rentals are coming to the forefront of issues in Hawaii relating to vacation rentals.  On the Big Island of Hawaii we do not deal with illegal rentals as far as zoning goes, but we do deal with owners not adhering to the current laws and the State of Hawaii not enforicing them.  My question is: Who is at fault, the homeowner or their unlicensed agent?

I own a vacation rental business on the Big Island of Hawaii that specializes in luxury vacation rentals.  With the decline of the economy a lot of these multimillion dollar vacation homes have been foreclosed.  It seems like a waste of money for the banks to sit on them when they could be generating income.  I attempted calling two of the larger mortgage companies and they stated they did not have anything in place to rent them out on a vacation rental basis.

Setting up Google Analytics is one of the first things you should do when you set up your web site.  Although you may not use it immediately, it is great to have it in place. 
It takes about two years to get great data to help you with conversion.  Once you have all the data of your traffic you can understand which sources your traffic is coming from along with which region.  This data can not only be useful for conversion, but also to make the most out of your money with AdWords.

We just added four villas at Kolea to our vacation rental program this July.  We are really excited about the selection because they are each very unique and offer different locations within Kolea.
Kolea 9J is a two bedroom villa that was just recently purchased.  9J offers a nice corridor ocean view and offers closer proximity to the Kolea Beach Club and ocean than most two bedroom villas at Kolea.

Just recently we acquired Kolea 4E, which is one of the most desireable villas at Kolea at Waikoloa Beach Resort.  It is situated at the end of the "front row" of Kolea just behind a vacant lot giving it one of the most private settings at Kolea.  It is also one of the few front row villas that primarily overlooks the deep waters of the Pacific Ocean versus A'Bay.  Overlooking these waters allows for some great whale watching in the winter months.
