Your home is the only one on the market ? Todays buyers might love the backyard or the open floor plan and the great location that it will temporarily cause them to forget the competition. The smell of fresh baked bread or fresh flower may cause the buyer to pay last years prices in today's market ? It is imperative for sellers to price their property at or below market in order to sell promptly and avoid being left in the long line of expired listings.
