long and foster: Why Multigenerational Housing is the Next Trend in Real Estate
- 04/18/19 10:56 AM
With more and more families combining generations under one roof, home buyers are often seeking a house that can accomodate a diverse and growing family. Research says that one in five homes is a multigenerational household. At Treehouse Realty VA, a Long & Foster Gold Team, we understand how buying a multigenerational home differs from a typical home purchase. With so many more people involved in the transaction, there are more needs to be met and more terms to be negotiated. Our experience working in the active adult community and helping clients to downsize, as well as with helping younger growing familys move up to (2 comments)

We had an open house for our newest listing this past weekend and it is a jewel of a home. Showing potential buyers around the property and seeing their faces was worth it alone! Not only is the exterior and interior pristine, the outdoor living space is lush and beautiful. It is a time capsule of architecture with a modern interior. You can see the photos on my site, but right now I’d like to talk about the neighborhood. After all, you don’t just commit to a home, you buy into the neighborhood as well. As far as the upper (0 comments)
long and foster: 5 Signs it’s Time to List Your Home
- 05/13/15 12:32 AM
From time to time we all consider what a change in circumstances might inspire. Moving into a bigger house, downsizing, or changing location altogether are all options we juggle and rearrange in our imaginations. Sometimes life commitments we’ve made such as jobs and schooling hold us back from acting on the thought. However, if you’re merely waiting around for the perfect time, right now might be it! The long and short of it, is that it’s a seller’s market out there. With a shortage of inventory throughout most of the country, a seller is likely to experience a bidding war (2 comments)
long and foster: How to Pull Off a Successful Open House
- 04/20/15 07:18 AM
While some are skeptical about the effectiveness of the open house in the present day and age, it remains one of the best tools to showcase a seller’s home. It remains true that buyers are likely to start their house search online, however, there’s only one way to check out the neighborhood and that’s in person. Holding an open house can be used to the seller’s advantage and can be a great way to get your home sold! As a seller of your home, it can be very hard to take a back seat to the process. However, in the (1 comments)
Those who have met me before should already know that I am a big believer and advocate for independent and enterprising women. I myself know how hard it can be to completely independent, especially if you want to be your own boss. Even in modern times, there is a still disparity between economic success between men and women so I try to get involved with any organization that supports and encourages women to grow. I am very proud to be a sponsor of this year’s “Dress for Success, Central Virginia’s Third Annual Fashion Show Fundraiser”. There is some truth to looking “the part”, and (1 comments)
Recently I attended a Richmond’s Extraordinary Women’s Exchange Event I’d been highly looking forward to. There’s nothing better than being inspired by accomplished women. This event centered around three knowledgable guest speakers, women who know about driving change within the community and their industry. I am often aspiring to do this myself, and think more women have the means to do so without necessarily realizing the power of their own determination. The Women’s Exchange has been an ongoing source of information and inspiration for me as long as I’ve been a member. It’s been a wonderful way for me to connect with fellow professional women and (0 comments)
We’ve dug up an article from CNN Money that resonates with what I have observed in the housing market right here in Richmond, VA. I’ve already seen the prices of housing steadily go up, which is both great for sellers and buyers. The list starts with cities in California, Texas, Louisiana and in fourth place we get Richmond, Virginia. From the article: "Home prices in Virginia's state capital have been running at a steady pace over the past three years, up about 3% annually since 2010. That's (1 comments)
long and foster: Is Your Buyer Serious?
- 07/19/14 05:25 AM
Wanda Fears (804) 909-2777 The number one question that I get from a seller is "is our buyer serious"? Many transactions end up not coming through which can be frustrating for the seller of a property. It is my job to make these offers happen for my clients, so how do I weed out those who are serious buyers and those who aren't? Finances Does your buyer have the necessary financial requirements to buy a home? Do they have a proper down payment and credit score? Even if your buyer has all the intentions of going through with a (1 comments)
"House Inventory Becoming an issue for Richmond Va. Area" This from the VAR Board this month Why is inventory becoming the big issue in Virginia real estate? Because there’s not enough of it. (If you’re in an area that does have plenty, be advised: It probably won’t last.) Check out these statewide figures for February (the latest date we have solid numbers for): Closed sales were up 13.8%, but. Pending sales were down 31.6%, so. Inventory was down 40.2%, and. Months supply of inventory was down 45.3% That’s huge. Meanwhile, days on market is (0 comments)

Yeah for Midlothian. CNBC.COM has recognized it, too.
It placed no. 6 on the list of 10 perfect suburbs.
The areas were ranked based on affordable housing, good schools, educated neighbors, low crime, employment and reasonable commutes. Midlothian was previously named in Money magazines "100 Best Places to live" List.
Plenty of well priced homes on the Midlothian market today, if you are a first time home buyer, or if you need more space, or even if you are downsizing. Shoot me an email if you need (1 comments)
Dear Buyer, I am not being impatient, when I ask for feedback from you as a buyer for the seller. All you have to say is I am doing some research. Agents call with in 24 hours of showing a property and want feedback from me as to your thoughts. That agent has called several times. I explained that I had not spoken to you, to see if you had any thoughts on the properties we looked at last weekend. After you tell me what you think of the property, then I can relay that information to the seller’s (5 comments)
A New Marketing System that works and sells houses.
An advance marketing research Real Estate course (CRS 201) has changed my business more than any course I have ever taken. I am a Real Estate agent in Richmond Virginia.
After taking the CRS 201 with Jackie Leavenworth, I change my whole way of relating to sellers. I re-did all of my new equity assessments (CMA’s). This convinced my all of my sellers that had homes that had been sitting on the market, to reposition their home, and all went under contract with in 4 weeks.
Consider buying one of the hip new condos for your Student instead or dorms or Apartments . Much better than paying someone else's mortgage or high dorm fees. Students are not promised dorms after the first year here. It is possible to actually sell at a profit after graduating and reduce your students loan amounts. And by co- signing; Parents are helping you to establish a residency for grad school and a future credit worthiness for your own (0 comments)
Whether selling or buying, you need an expert in today's market. Daily laws change, financing changes, and yes the markets change daily. You may only buy or sell a home a few times in your life, but a Realtor does it everyday. You can save time, money, and protect yourself; if you use a local Realtor. Real Estate is a totally local. The important market stats are the ones that are in your community or your neighborhood. Again that changes daily. How much inventory there is, what the prices are, and what is the absorption rate, are researched daily (3 comments)
For the past 6 months I have been trying to get a handle on the up coming short sale market. I have studied. I have taken course after course. I have worked on the selling end and the buying end of short sales. More studying. More courses. OOPS new laws and new changes, so back to the books. I finally think I have a decent comprehension of the complexities of short sales. i got in to this because, I kept hearing horror stories. It also seems we may be hearing about these transactions for a few years. It happened to (4 comments)
Some buzz words... Local, recycled, long lasting, low impact, low voc emissions. Check out the U.S. Green Building Council for new updates. We will see more engineered floor joists, stronger, straighter, more stable, with more design choices. Composite boards will also be used more. The parks system is actually using these boards to wind through low grounds for walking paths. Much better than salt treated. Flooring, look for new bamboo prefinished with almost indestructible coatings.Linoleum is also back but not your mother's old style, but new high grade long lasting. Look for milk paints low VOC paints, water based polyurethane, and (0 comments)
Richmond Virginia has some great investment options for parents right now in the area around Virginia Commonwealth University, the Bio Tech park, and Medical college of Virginia.
Some job changes and companies relocating have put some reasonable priced properties on the market and parents are scooping them up. it makes sense if student is going to be here for 4-6 years depending on the major. For first time home buyers (put you child's name on property), the savvy parents can make minimum down payment and get closing cost from seller. There are also some stressed sellers who need to (0 comments)
long and foster: Listen to your Agent

Listen to your agent Dear Mr. and Ms. Seller, There are NO easy sales these days. I begin by entering some search parameters about your home; looking mostly for price, size, age, etc. MLS program then picks the closest comps. I study the data closely and adjust the comps. Even in in as little as two months, things can change. You may have had your home appraised, but I know the market. I also know the (0 comments)
