I've taken a look at the 2 acres or more small acreage residential activity for within a 75 mile radius of Billings Montana.  Winter is typically a difficult period for this market and the numbers for the last 90 days demonstrate this as well.
The best 90 day moving average is in the under $150,000 price range with an average of 13% of the homes on the market closing each month.
Over $350,000 only 2 homes have closed in the last 90 days out of a total of 79 listings.  I expect these homes to pick up in sales as the … (1 comments)

home sales: Snapshot of Home Sales for one 30 day period over the last 5 years in Billings Montana - 04/18/10 09:52 AM
Last spring home sale closings in Billings Montana were about down about 40 homes from the previous 3 years for the period of April 15 to May 15.  I just wanted to take a look at the last 5 years volume for one 30 day period.  This is data sampling just to help folks get a feel for what's happened in the recent past.

Today I got the usual question about our local Real Estate Market from a group of medical people (friends) and I had some hard truth to tell!  Our 2nd quarter of 2009 is not performing as well as I'd hoped!
I'll try to give you a few numbers, just so you can chew on them for awhile.
The volume of dollars in residential sales in areas 1 - 10 for the 2nd quarter of 2007 was $136,484,281.
The volume of dollars in residential sales in areas 1 - 10 for the 2nd quarter of 2009 was $96,306,411.

Worden is a small town east of Billings Montana with a great homesteader history.  Located on the "Project", Worden began it's wonderfull Real Estate adventure with the development of an irrigation project with water from the Yellowstone River.

Oh That Nose!  We all have one, and most of them work really well.
Have you ever noticed that some folks with animals have no clue that their home smells bad?  I think it's just an adjustment we make when we live with animals and other odorous things in our homes.

One of the biggest, most gut wrenching parts of a home sale experience has got to be the inspection contingency.  Most home buyers want to and should hire their own home inspection, but sellers should have one before they list the home as well, and here's why:

When you have a pancake deal, two homes and three parties involved, how do you handle occupancy?
I always try to get everyone on the same page and plan a weekend type move with the first part of this domino moving out first by closing day.  I always get a headache moving the one in the middle.  The party bringing the money that starts this whole deal usually wants in right after they sign the papers.  I have heard that it is customary to give the seller extra days to move out after signing at closing in order to move in … (9 comments)
