I just did a bit of research of our market area, in and around Billings Montana, only to discover that we have only sold 25 properties in the last 90 days between 2 and 20 acres.  I know we're just getting use to having the snow gone, and the grass is getting greener, so what's up?
Gas prices are up.  Of the 209 current unsold homes on small acres (2-20) only 20 are under contract right now, today!  That's a very low Activity Index of 9.5%.

The Bull Mountains are located about 30 miles North of Billings Montana in Musselshell County.

New discovery in the war against gophers at the Thomas acres.  Paint the PVC pipe brown and rub some dirt in it!

Yes the Yellowstone, the wild and wonderful River that flows out of Yellowstone National Park.  Small acreage lots, several right on the River, all within an easy walk right down to the water.  Wildlife abounds, if you like to take pictures, you'll never run out of material here.
Location:  15 minutes north of the Billings Heights, easy commute to the largest metro area in Montana, Billings.
Age of Homes:  Newer subdivision, homes built 2003 to present

small acreage: Beautiful Home But The Stairs Are Like Climbing A Ladder! - 03/16/09 11:19 AM
Really nice home, but the builder made a big mistake by not planning for reasonable risers and treads for the stairs to all of the bedrooms! 
One of the showings I had this past week included a wonderful home in an upscale rural subdivision in a beautiful river valley south of Billings Montana.  The 17 acres are just perfect, the road is paved all the way to the garage!  The home is less than 10 years old.
