It's crucial to keep a cool head when house hunting, and to make sure that you pay attention to the area in General and not only the House itself.2. Investigating past property prices for a zone can give a sign of whether it's on the up or in decrease and it's a smart idea to check whether you can find whether there are any developments planned close-by. For instance, while a new sports complex in the area could help the value of your property in the long haul, you have to ponder the ramifications of a long, and potentially disruptive, building project. While you never know what the future will bring, it is important to make a plan in the first place-even if you eventually change.3. But with the market still not fully recovered, and people desiring to cut their high interest debt, more folks are discovering this alternative lending source when purchasing their home.&lt;img src="https://www.cms2cms.com/wp-content/uploads/2013/10/pros-and-cons_6354749_lrg.jpg"&gt;Pros: A 401(k) loan does not appear on your credit report. They are not reported to Experian, and do not become a part of your credit history.• The interest on these loans is some of the lowest out there.•You're paying yourself the interest, not some bank. When the time comes to sell your home, you will be asked to fill out a  disclosure statement that will list
"material facts" about problems you are aware  of regarding the condition and history of your home.
Both federal and state  laws govern what must be disclosed during a property sale and as the
homeowner you must be the person to complete these disclosure forms. By law  your real estate agent
cannot complete these forms for you. Sometimes, homeowners are told varying policies regarding
disclosures.
The general rule of thumb is that you must disclose anything that would:
• lower the perceived value of the property
• affect the buyer's decision to purchase
• change the price and/or terms the buyer offers
Common disclosures include information about any natural hazards, fire hazards, pollution problems or
zoning changes that affect you property. If you feel like you don't properly understand the disclosure
requirements, you should consult a real estate attorney who knows the local disclosure laws.
As you fill out these forms just remember, you should strive to answer all of the questions to the best of
your ability. Don't sweat the small stuff, but make sure you disclose everything that you'd want disclosed
to you if you were the buyer.

Lead Paint Disclosure – A Federal Law
You may think that lead paint is only a problem for folks buying cheap goods imported from China, or
for people living in ancient, dilapidated housing. Not so. As recently as 1977, lead paint was used in
homes across  the United States.
In order to protect Americans from lead poisoning in the paint, dust and soil in their homes, Congress
passed the Residential Lead-Based Paint Hazard Reduction Act of 1992, also known as Title X. If your
home was built before 1978, you are required to disclose if you know of any lead-based paint hazards on
your property. You must also provide a 10-day period, if not waived by the homebuyer, to conduct a
paint inspection or risk assessment for lead based paint hazards.
The home sale contract between you and your buyer will include an attachment regarding the lead-
based paint hazards if any exist, and the buyers will be provided with the appropriate EPA-approved
information pamphlets on lead-based paint hazards
DISCLOSURE OF INFAMOUS PAST
Even a home's notorious past must be disclosed. One New York case many years ago involved a home that reportedly was haunted and was the subject of many articles and tours. When that ghoulish past wasn't disclosed to the new buyer, the seller was successfully sued for nondisclosure, because that notoriety was likely to diminish its resale value.
The same holds true for a home's criminal past. Some states require disclosure of murders on the property, others do not. But since these horrific events tend to lower the value of a property, most real-estate agents choose to disclose them rather than risk legal action.
Most importantly when it comes to disclosures for buyers to remember is  if there's a question in your mind about whether or not you should disclose something, you probably should!!!

After the inspection is complete, you will receive a written report of the findings, usually within five to seven days.

For many Americans, coming up with a down payment for their first home can be a major road block and quite often the reason for renting, rather than owning a home.
A down payment is the difference between the home's purchase price and its mortgage amount. This percentage of the sale price must be paid upfront and can vary by lender, location, and loan program. A higher down payment generally translates into lower loan interest rate requirements.
Typically, a down payment comes from personal cash savings, but it can also be a gift that is not to be repaid, or a borrowed amount secured by assets.While conventional loan down payments may be close to 20% of the sale price, government loans typically have lower down payment requirements. This allows potential homebuyers who normally cannot meet downpayment requirements an opportunity to qualify for a mortgage. Keep in mind that down payments that are less than 20% of the sale price typically require mortgage insurance payments.

10 things to know before buying a home
1.Before you start looking for a home, get prequalified for a loan. Banks, credit unions, and mortgage bankers make home loans; mortgage brokers process loans through a variety of lenders. The lenders will take an application, process the loan documents, and see the loan through to the funding stage.
2. If you have marginal or bad credit, consult your lender. You may be able to qualify for a loan depending on how long ago and what reason(s) caused the bad credit.
3.You will need a down payment. Down payment requirements vary depending on the type of loan. You may also qualify for federal or local down payment assistance. Consult your real estate agent.
4.You will need funds for closing costs. Closing costs are charges for services related to the closing of your real estate transaction. They include, but are not limited to: Escrow fees, title policy issuance fees, mortgage insurance fees, fire,flood, and homeowners insurance, county recorder fees, and loan origination fees. Consult your lender for an actual estimate of these costs.
5. Some loans have points and some do not. A point is a loan origination fee equivalent to 1% of the loan amount. Together with the interest rate they constitute a yield on the your loan for the lender.
6.Mortgage rates can be fixed or adjustable. Which one is right for you depends on whether mortgage rates are at a high or a low point when you purchase, and or  how long you plan on living in the home.
7. There are two main types of loan categories. Conventional  mortgage loans are available with fixed or adjustable interest rates. Government loans include FHA fixed and adjustable mortgage rates, and VA fixed rate mortgage loans.
8. If you are a low to moderate income home-buyer, there are special programs out there that are design to help you. These loans are available through private lenders, as well as state and local housing agencies.
9. You may have to pay mortgage insurance. Mortgage insurance protects the lender from potential loss just in case you default on your mortgage loan payment. Mortgage insurance is always required on FHA loans.
10. Many organizations offer home loan counseling to prospective buyers. They will cover home selection, REALTOR service,lenders, loan programs,home-ownership responsibilities, saving for down payment, and other important information.

The debt-to-income ratio is, simply, the way that mortgage lenders decide how much money you can comfortably afford to borrow. It is the percentage of your monthly gross income (before taxes) that is used to pay your monthly debts (not your monthly living expenses). Two calculations are involved, a front ratio and a back ratio, written in ratio form, i.e., 33/38. . The ﬁrst number indicates the percentage of your monthly gross income used to pay housing costs, such as principal, interest, taxes, insurance, mortgage insurance and homeowners' association dues. The second number indicates your monthly consumer debt, such as car payments, credit card debt, installment loans, etc. Other living expenses are not considered debt.
So a debt-to-income ratio of 33/38 means that 33 percent of your monthly gross income is used to pay your monthly housing costs, and 5 percent of your monthly gross income is used to pay your consumer debt - so your housing costs plus your consumer debt equals 38 percent. . 33/38 is a common guideline for debt-to-income ratios. Depending on your down payment and credit score, the guidelines can be looser or tighter, and guidelines also vary according to program. The FHA, for instance, requires no better than a 29/41 qualifying ratio, while the VA guidelines require no front ratio but a back ratio of 41.
What if you already have a house or don't plan to buy a house for a good period of time? You still need to know and control your debt-to-income ratio so you can avoid creeping indebtedness, or the gradual rising of debt. Impulse buying and routine use of credit cards for small, daily purchases can easily lead to unmanageable debt. . Debt-to-income ratio not only affects your ability to buy a home, but other purchases as well. Debt-to-income ratios are powerful indicators of creditworthiness and ﬁnancial health. Know your ratio and keep it low. Your consumer-debt number should never go higher than 20 percent regardless. If you let it rise above 20 percent, you may:
- jeopardize your ability to make major purchases: cars, homes, and major appliances.
• not get the lowest possible interest rates and best credit terms. have difﬁculty getting additional credit in emergencies
• If you keep a stranglehold on your spending habits and therefore your debt-to-income ratio, you can: make sound buying decisions, and refrain from frivolous credit purchases and loans

It's really the art of first impressions. For many home sellers and real estate agents, the concept of "home staging" is being more frequently recognized and used to effectively promote and market a home in the marketplace. If you are in the process of, or thinking about, selling your home,you may want to consider hiring a professional home stager to assist you. They work with the "flow" of a home, eliminate clutter, arrange furniture, and even assist in enhancing curb appeal. Or, if you're more the do it yourself type, below are some tips on what you can do to improve your home's "first impression."
START AT THE CURB

Curb appeal is the first step to selling your home. No one wants to buy a previous
owner's dirty house. Power wash the siding and wash windows until they shine.
Trees, shrubs, and flowers should be neat and tidy, the garden weeded and the
lawn mowed and edged . Once you've removed everything that isn't necessary,
add touches such as large, lush flower pots or hanging planters to welcome
visitors.
Move inside-INTERIOR
Once you've created a promising exterior, you need to focus on the interior.
The key to staging is to make it meaningful, set the one and suggest countless
possibilities.That means you need to remove everything that could distract the
buyer's attention. Keep only what you must to remain functional. If you don't use
something every day, pack it for  the move. This is also very important. You want
to remove anything personal such as family  pictures and mementos. Like
the exterior, the inside needs to be neat  and clean. Once the house is clean,
stage your home with minimal furnishings. Arrange furniture to enhance the
strengths of the room and facilitate traffic flow. If your furniture shows signs of
age, consider borrowing pieces. If you need inspiration, visit some model homes
to see how decorators have put rooms together. It's not necessary for individual
rooms to be used for their original purpose as long as the functions they
represent are logical and show the space off well.
SPRUCE IT UP- PAINT!!!!
If paint is showing signs of age, repaint. Neutrals often work best. Clear out
closets, cupboards, and drawers. Strip the kitchen down to the necessities.
Counters, however, should be clear, except for a decoratively placed bowl

or fresh baked cookies add a homey sense which can be very inviting. The opposite of
course is true, strong odors such as garbage or pet odors can  quickly turn people
away!

How Much Home Can You Afford?  The single most important part of buying a house is figuring out how much you can  realistically afford to pay. You'll have to take a good look at your budget, debts, credit  reports, and credit score. Once you have a good picture of your financial status, start  saving as much money as you can for a down payment, closing costs and other extra  expensesthat come along with buying a house. Extra expenses could include paying for  ahomeinspection(around $300-­$500 depending on where you live)or hiring a moving  company after the sale is final.
Depending on the condition of your finances ­­ if you have a lot of debt, errors on your  credit report,or a low credit score ­­getting ready financially could take six to 12months  or more! If your credit score falls below 620, lenders may see you as a risky borrower. It  might be worth your time to take a year and work on building a better credit report before taking on the responsibility of a mortgage.Also,if you qualify for a lower interest rate you could save thousands of dollars over the life of the loan.
Determining a Mortgage You Can Live With
There are a few basic formulas commonly used by lenders to determine how much of a  mortgage you can reasonably afford.These formulas are called qualifying ratios because  they estimate the amount of money you should spend on mortgage payments in relation to your income and other expenses. It is important to remember that these ratios may vary from lender to lender and each application is handled on an individual basis,so the guidelines are just that ­guidelines.
Generally speaking, to qualify for conventional loans, housing expenses should not  exceed 26 to 28 percent of your gross monthly income. Monthly housing costs include  the mortgage principal,interest,taxes and insurance.Forexample,if your annual income  is $30,000, your gross monthly income is $2,500, and $2,500 x 28 percent = $700. So  you would probably qualify for a conventional home loan that requires monthly  payments of $700. It is important that you select a home that will meet your family's needs and keep you  happy for years to come.
When budgeting to buy a home,it is important to allow enough money for additional expenses such as maintenance and utilities.  If you are purchasing an existing home, gather utility cost averages and maintenance costs from previous owners or tenants to help you better prepare for homeownership. Generally speaking, if your finances are indecent shape, you could look for a home priced at two to three times your gross yearly  salary. And while using mortgage calculators can give you a rough idea of how large of a mortgage you qualify for, talking to a lender or mortgage broker in person will give you a more accurate figure.

If your loan application is rejected, find out what the problem is and how it can be resolved. May be you need to look for a less expensive  house, or save more money. Is now the right time for you to buy a home? You have many options to consider and choices to make. Buying a home is a big responsibility, financially and emotionally, but, most people want to own a home. Homeownership often is referred to as "the American dream." Why is it so special? Among the reasons: Real estate often is an excellent investment, perhaps the number one source of wealth-building for families.Owning a home has many benefits. When you make a mortgage payment, you are building equity - and that's an investment. Owning a home also qualifies you for tax benefits that may assist you in dealing with your new financial responsibilities - such as homeowners' insurance, real estate taxes, and upkeep - which can be substantial. But given the freedom, stability, and security of owning your own home, they are definitely worth it! Owning your own home also can be a great source of pride and stability.But homeownership may not be for everyone. It's a big financial commitment - starting with the initial shock of your purchase (including a "down payment" and fees paid to a real estate agent, the lender and others) followed by years of monthly mortgage payments, real estate taxes, property insurance and maintenance costs. When you decide to purchase a home, you accept responsibility for paying for these expenses. They are additional costs to your monthly mortgage payment and should be included in your budget estimates: Property Taxes and Special Assessments, Home/Hazard Insurance, Utilities, Maintenance, Home Owner Association (HOA) Fee if applicable.One of the advantages of renting is being generally free of most maintenance responsibilities and the flexibility of moving almost as soon as you decide. But by renting, you lose the chance to build equity, take advantage of tax benefits, and protect yourself against rent increases. Also, you may not be free to decorate without permission and may be at the mercy of the landlord for your housing needs. There are many considerations in choosing between renting and buying:
Do you want to spend several years in a house and in a neighborhood?
Do you enjoy lawn and garden work?
Might you need to move suddenly to care for family?
Do you want to keep your assets accessible in the bank, or do you want to invest long-term in a home?
There are tax advantages to homeownership in both the short and long terms. The mortgage interest and real estate taxes are tax deductible, which allows you to subtract part of your housing-related expenses from your taxable income, which could reduce your tax bill. In many cases, the amount of money a renter spends on rent can be about the same as or less than the amount a homeowner spends on a mortgage. With the tax benefit for homeowners, the savings can be significant.
