trend: 2007 vs 2008

I was looking through our local MLS (Northeast SD) today and found some interesting stats. I ran a comparison from January 1st to March 9th. (2007 vs. 2008) Here is what I found: Closed sales were down 29% 90 in 2007-----------------64 in 2008 Sales volume was down 16% $12,019,504 in 2007------$10,075,731 in 2008 Average sale price is up 18% $133,550 in 2007---------$157,443 in 2008Maybe 2+ months isn't a long enough snapshot of the market. (Especially since it was SOOO cold here in January and February compared to last year.) Only time will tell...
