chicago home inspector: Sellers at Home Inspections! Good or Bad?
- 05/15/07 06:08 AM
When sellers insist on staying home for the inspection many things can happen some good some bad it depends on the seller. Some sellers think that nobody can find things in the home but them, like light switches or garage door openers. Some sellers are very nice and go about their normal routine as if you were not there. I have had sellers push me out of the way just to turn on a light switch that they thought no one would find. Some sellers follow you around and ask more questions than the buyers. It can get tense when you point something out (19 comments)
chicago home inspector: Is Your Toilet Tight
- 05/10/07 10:57 AM
Some agents in the area tease me that I only find loose toilets on inspections for their buyers. The truth is that I find loose toilets in most homes. A lot of people do not think that it is problem worth addressing right away, but I have had a few clients call me a year later to tell me that wish that they had listened to me because nothing was done about the toilet being loose and now they are replacing the floor in their bathroom because the wax ring started leaking and rotted out the floor.

chicago home inspector: Do you perform Home Inspections for Sellers?
- 05/09/07 06:01 PM
Seller preinspections are just getting a little bit of attention here in Illinois. I was wondering if you do Seller inspections and what your liabilities are? I'd think there would be more risk if you overlooked anything. Do any of you market for pre-sale inspections, if so how is it going and how are you going about it.

chicago home inspector: Does New Construction need a Home Inspection?
- 05/08/07 01:13 PM
In my opinion I'd say indeed. I'd like to know your thoughts. I have inspected many new homes and some have had major issues, like cracked heat exchangers in the furnace, 1/2 of the insulation missing from the attic, foundation leaks, etc. I know the builder warranties the homes for a period of time, but how would one expect the builder to fix something if they have no idea it is wrong?
