illinois home inspections: My Pride And Joy - 06/11/07 04:41 AM
Here she is! My 2001 Heritage Softail Classic, with a radical Harley Davidson Paint Job.  One day while at a Harley dealer in wisconson picking some parts for a friend my wife noticed this bike on the showroom floor, She says jim you have to see this paint job it is awesome, I agreed that it was a beautiful bike but was not sure if I wanted to spend the money for a new ride as I was comfortable with my Dyna Glide Lowrider. I must have walked over to look at this bike 10 times before we left the store … (3 comments)

illinois home inspections: To Move it Or Not To move It - 06/09/07 05:41 AM
As an inspector sometimes you need to decide if you should move something in the house during an inspection. My preinspection agreement states that I do not move furniture and such. I have been known to slide a couch or table a foot or two to get at an outlet or whatever, moved a box or two to get at an appliance or electricail panel. But you have to draw the line somewhere. Though I am a big guy(6'5", 280) I do not move heavy objects or appliances(two Back Operations). Also if you move something in the house and break it or … (3 comments)

illinois home inspections: Riding Is Great Therapy - 06/05/07 12:15 PM
My wife and I both have busy schedules and don't get to ride as often as we like, but when we get the chance we like to head for the open road out in the country on our 01 Heritage softail custom. It helps us to relax meet new people and leave our troubles behind. Northern Il and Southern WI have some great roads for riding. … (1 comments)

illinois home inspections: Sellers at Home Inspections! Good or Bad? - 05/15/07 06:08 AM
When sellers insist on staying home for the inspection many things can happen some good some bad it depends on the seller. Some sellers think that nobody can find things in the home but them, like light switches or garage door openers. Some sellers are very nice and go about their normal routine as if you were not there. I have had sellers push me out of the way just to turn on a light switch that they thought no one would find.  Some sellers follow you around and ask more questions than the buyers.  It can get tense when you point something out … (19 comments)

illinois home inspections: Is Your Toilet Tight - 05/10/07 10:57 AM
Some agents in the area tease me that I only find loose toilets on inspections for their buyers. The truth is that I find loose toilets in most homes. A lot of people do not think that it is problem worth addressing right away, but I have had a few clients call me a year later to tell me that wish that they had listened to me because nothing was done about the toilet being loose and now they are replacing the floor in their bathroom because the wax ring started leaking and rotted out the floor.

illinois home inspections: Do you perform Home Inspections for Sellers? - 05/09/07 06:01 PM
Seller preinspections are just getting a little bit of attention here in Illinois.  I was wondering if you do Seller inspections and what your liabilities are?  I'd think there would be more risk if you overlooked anything. Do any of you market for pre-sale inspections, if so how is it going and how are you going about it.

illinois home inspections: Does New Construction need a Home Inspection? - 05/08/07 01:13 PM
In my opinion I'd say indeed.  I'd like to know your thoughts.  I have inspected many new homes and some have had major issues, like cracked heat exchangers in the furnace, 1/2 of the insulation missing from the attic, foundation leaks, etc.  I know the builder warranties the homes for a period of time, but how would one expect the builder to fix something if they have no idea it is wrong?  … (6 comments)
