Why does the public have a poor attitude toward real estate agents?  Look at these stats from the 1st 3 months of 2008 for the South Kansas MLS.
There are around 2100 members of the MLS.  Only around 52% of the members logged a side sold in the 1st Quarter of 2008.  In other words, over 1,000 agents or 48% did not close a transaction.   Of the 1083 who had a closing, 303 had only ONE side sold.   527 or more than half of the agents who actually closed something only closed 2 sides.

Sales were down in the Wichita MLS based on national news impact, inability of buyers to sell their existing homes in other cities and tightening of credit standards along with the elimination of sub-prime loans.
 
Listing were also down at an slightly higher rate which caused the market in our area to be balanced and in some cases having us experience multiple offers.
  
The market for homes under $150,000 is very strong if the home is in good repair and priced in the correct value range.

Reflection Ridge and Fossil Rim:
The average SOLD price was $312,358 with 43 sales and 89 avg. DOM (day on the market)
The high sales price was $890,000 (Fossil Rim) and $479,900 in Reflection Ridge
 
Tyler's Landing:
The average SOLD price was $180,447 with 44 sales and 98 avg. DOM.
The high sales price was $251,534 and low price was $128,000
 
Oakridge:
The average SOLD price was $201,280 with 10 sales and 50 avg. DOM
The high sales price was $256,000 and the low price was $157.000
 
Forest Lakes:
The average SOLD price was $208,641 with 20 sales and 49 avg. DOM

All Real Estate is Local!
 
Thank goodness I sell real estate in the Wichita, KS metro area.
While real estate values are down 5% -10%-15% in other markets, the
Stable Wichita market showed a 5.7% gain from Nov., 2006 to Nov., 2007.
Wichita's real estate market after 7 years of increased units sold finally slowed down a little bit in 2007 (-3.2%).  2007 was still the 3rd best real estate market we have ever had. 
 
Wichita, unlike other cities, had a decrease in new residential listings in 2007 (6.2%).  This kept our prices from falling.  Total homes left on the market at the end … (0 comments)

Lots of good news today about the economy in the Wichita and KS area.
 
Jobless rate in Wichita plunges:  In October the unemployment rate fell to 3.3% from 4.1% in September.  This is the lowest the rate has been since 1999.
 
Cessna was the successful bidder for Columbia Aircraft in Oregon.  Columbia makes a low wing, single engine plane that will fit in the middle of the Cessna product line.
 
Mid Continent Airport passenger Traffic rose 10% over the same time last year.
 
Summer county received 4 Casino proposals yesterday with total investment in the $500,000,000 range.  Good news for the local area.

Forbes magazine just ranked Wichita, KS as the 9th best job market in the U.S.
There are over 1,500 aircraft jobs going unfilled because of the lack of unqualified applicants.
There are suppose to be an additional 6,000 to 8,500 job openings in Wichita next year.
 Learjet is building a new biz jet and they are doing it in Wichita.
 A new job training center is being built at the corporate airport in NE Wichita.
Rental costs are going up and vacancy rates are going down in the city.

During the 1st quarter 7.77% of all homes sold sold below $149,900. Only 4.1% of homes sold above $300,000.
 
13.2% of homes sold above $200,000
 
64.86% of agents that actually sold a home in the 1st quarter sold less than 4 sides.  Our minimum goal is 2 sides a month and only 16.4% of all MLS agents did better than that. To be in the top 10% of agents you needed to do 11+ deals, 16+ deals for the top 5% and 43 deals to be in the top 1% of agents who sold a home.
