Should I get my short sale re-inspected? I would say my answer to that is probably yes, depending on how much time has elapsed. I was talking to a new home owner last week. He purchased a short sale and the period between the home inspection and the closing of the short sale was nine months. The Seller continued to live in the house.

There is a little known provision of the Oregon Business Energy Tax Credit Act that allows Landlords to get tax credits for new appliances and weatherization of rental units. There is a list of appliances that qualify for the Business Energy Tax Credit at this link. To get the weatherization tax credit you need to apply before you do the work. As far as I can tell, these tax credits end May 1, 2010. This is certainly worth a call to your tax planner if you own rentals.

The Seller of this home is obviously a well-heeled, astute, serious seller. I am in a quandry on what to do if my buyer wants this egg-carton collection. How do I come up with a value for this collection that does not insult the Seller and have him reject our offer, and still be fair for my client? What is the current market value of this collection? As of Jan.1, 2008, first time home buyers do not have many choices for housing in the Metzger neighborhood. My usual criteria for most first time home buyers is a house less than $300,000, which ideally would make their house payment less than $2000.00 per month. The idea is to find any suitable home you can afford and then trade up after a few years when you have some equity.
