phoenix condo buyers: I'm talking anyway ! - 03/03/10 03:34 AM
A friend has strongly suggested that I NOT write about what you're about to read, the possibility of higher interest rates and/or inflation in the near future.  His reasoning is that by discussing such topics I might A) confuse folks unnecessarily and/or B) discredit myself in the event that neither (i.e. higher interest rates or inflation) come to pass.
It's probably good advise but I'm going to ignore it.
Although it is true that we do not know for sure whether or not interest rates will go up or if we will experience inflation anytime soon I personally believe we are heading … (2 comments)

phoenix condo buyers: Many prospective buyers are “sitting on the fence” - 10/22/09 05:56 AM
I want to buy now but I'm afraid that prices may go down further and I don't want to miss a better deal later.  What should I do?
Answer:  You're not the only one.  Many prospective buyers are "sitting on the fence" and not buying now for this very reason.  But, more and more people are pulling the trigger.  Here's why.
The United States housing market just wrapped up its best season in three years and prices are up 3.6% since April. Talk of a new "wave" of inventory about to hit the market may be exaggerated.  We believe that the vast … (2 comments)

phoenix condo buyers: Camelback Corridor Condos - 10/14/09 05:38 PM
Camelback Corridor Condos - The Camelback Corridor to us runs from approximately 44th Street, west along Camelback Road, to about 12th Street. It also runs north and south from Camelback Road from about Bethany Home Road to about Osborn or so. Some of the condo communities to the right do not fit exactly within these parameters but they fit better in Camelback Corridor than any other geographic category. Camelback Corridor is largely defined by Biltmore Fashion Park and the intersection of 24th Street and Camelback. The area thrives with high rise condo buildings like Esplanade Place, 2211 Camelback, and Optima Biltmore … (0 comments)

phoenix condo buyers: Purchase the luxury condos at an unbelievably low price - 09/13/09 06:34 AM
Late last week, a Denver based real estate investor purchased the remaining 64 unsold condominiums in Hayden Ferry Lakeside's Bridgeview tower for $20.3 million.  Suncor, master developer of the mixed-use complex has been hit very hard by the economy and unfortunately had to let go of their gemstone development, in addition to a reduction of 95% of its staff.
Denver-based Condo Capital Solutions, led by Peter Wells and Marcel Arsenault were able to purchase the luxury condos at an unbelievably low price, around $317,000 per unit.  The Denver duo is very pleased with their purchase as previous Suncor offers were much … (0 comments)

phoenix condo buyers: Misperceptions surrounding FHA loans. - 08/15/09 07:47 AM
Despite the slowdown in the national housing market, condominiums remain a popular option among home buyers. But they're also at the heart one of one of the biggest misperceptions surrounding FHA loans.
There are some strings and limits, but make no mistake - you can obtain FHA financing to help purchase a condominium.
The Federal Housing Administration offers a program geared toward prospective condo buyers. The single largest hurdle is that buyers must find a condominium that's part of an FHA-approved complex. You can search a database of approved condo complexes by state, city and Zip code through the U.S. Department … (1 comments)

phoenix condo buyers: Phoenix High Rise and Condos - 08/03/09 04:24 PM
Urban living in Phoenix is diverse, exciting and convenient. From Phoenix high rise towers in Phoenix Downtown, Phoenix Midtown and the Biltmore to architecturally interesting lofts and condos in small established neighborhoods. Most are close to hip and cool restaurants, coffee shops, boutiques, premium shopping, entertainment, and in some cases the light rail. Urban enthusiasts enjoy convenience, a sense of community and seem to have more time to do what they enjoy. All three of which are in short supply in today's world.
We loosely define various areas througout town to help us when discussing options with our buyers.
Camelback Corridor … (0 comments)

phoenix condo buyers: We have the "numbers" to prove it. - 07/06/09 07:51 PM
We are real estate agents who specialize in cool architecture like High Rise Condos, Lofts, Brownstones, Row Houses and more. No matter what your needs, do not hire an agent who only dabbles in condos. In today's market you must hire an agent who specializes in the urban high rise and loft real estate market. To do anything less is financial suicide. We know the high rise and loft condo market better than anyone in this town and we have the "numbers" to prove it.

In 2009 we have already represented:
5 Foreclosure Sales 1 Alta in downtown Phoenix 1 … (0 comments)

phoenix condo buyers: Midtown is the Place to be. - 03/31/09 05:09 PM
Downtown & Midtown -
The midtown and downtown areas of Phoenix may not be as dramatic as the Biltmore area but they certainly have a lot to offer and will have so much more once the light rail is complete. Many people argue that the light rail will not make a change to the Valley but we so disagree. Light rail is creating a focal point for the investment of time, money and energy that has been absent from Phoenix for too long. Energetic, creative, 'visioneers', or bringing hip fun businesses to the area and adding life and vibrancy. We do … (0 comments)

phoenix condo buyers: Things Are Looking Better! - 01/05/08 03:43 AM
Typically, real estate traffic in Phoenix is very slow last quarter, particularly the last two weeks.  Fortunately, I'm happy to report that traffic was surprisingly good for us the last two weeks of 2007 and picked up considerably during the first week of 2008.  This of course is a good sign.  We hope that this is an indication that buyers in Phoenix are finally shedding some of the fear that they have been shouldering for the last two and a half years and feeling good about buying again.  I actually got an e-mail from a prospective buyer last week who stated … (6 comments)
