As 2014 draws to a close, we are set to post the finishing numbers on what has turned out to be a disappointing year for the Westport real estate market. The year got off to a shaky start, as winter storms pummeled Westport, during January and February. By March and April, the market appeared to be getting back on track, as monthly number of homes sold approached 2013 levels. Glorious weather ushered in the first day of summer, as Westporters celebrated at Jesup Green, along the Saugatuck River, at the 6th Annual Great Duck Race. The event, sponsored by the Westport Sunrise Rotary, raises money for local and international charities.  As the crowd anxiously awaited the start of the race, they enjoyed the many activity booths, including children's crafts, face painting, food  and a chance to send local elected officials into the dunk tank.
 

       Also in display were the fun and creative entries, vying for the Best Decorated Duck trophy.

2013 is shaping up to be a good year for real estate, in Westport, Connecticut. Single-family home sales posted a 30 percent increase during the first three months of the year, versus first quarter 2012. In spite of rising mortgage interest rates, robust gains continued through the next two quarters. By the close of the third quarter, 361 transactions had closed, only one behind the total single-family home sales for all of 2013 and more than the annual number of units sold in 2008 through 2011.

Of the 277 single-family homes actively listed on the MLS, 43 of them are proposed, under construction or recently built (since 2012.) For the moment, the cold rainy weekends of spring were forgotten as glorious weather ushered in the first official weekend of summer. Westporters and visitors from far and near gathered at Parker Harding Plaza to enjoy The Great Duck Race, an annual fundraiser sponsored by Westport Sunrise Rotary, with proceeds raised to support local charities. For $20, you could purchase a ticket, representing a numbered duck, and a chance to win one of ten prizes. First prize was a $5,000 Visa Gift Card.

Westport single-family home sales posted its best 1st quarter market results since 2006.There were seventy-nine closed transactions during the quarter, representing a thirty percent gain over 1st quarter 2012.

Prices were fairly flat, for the 1st quarter. Although moving to the up side, median sold price only showed a one percent gain, compared with a year ago. As we draw to the end of the first quarter, we continue to see signs of recovery in the Westport housing market. After the December sales surge and the sparse inventory that followed, January saw a slight dip in single-family home sales. Since then, activity has picked up. Year-to-date (3/16/13,) Westport has fifty-nine sales, posting a nine percent gain over the corresponding period, last year. With half the month of March to go, unit sales are only two behind the first quarter of 2012. That number should be easily reached as there are currently fifty-four sales pending and another fifty-one homes with agreed to offers.

Compo Beach was hopping today, as Westporters turned out to enjoy a glorious October afternoon. Since beach parking stickers are not required after September 30, I wouldn't be surprised if some out-of-town friends were also inattendance. Driving into the beach area, it was obviousthat all the best spots were taken.As I walked the beach, I saw people taking taking advantage of the wide range of activities that the Compo Beach complex offers.Of course, there were the sun-worshipers stretched out on blankets and beach chairs, soaking up the rays (it is the beach, after all!) On Friday, Wesporters flocked to the much anticipated opening, of Terrain, a super-sized home-decor and garden center. Following a final few weeks of intense activity, the center opened, as promised, in time for 
Mother's Day Weekend.

On Monday, May 7, the Representative Town Meeting (RTM) will vote on whether to override a $60,000 cut in funds, in order to fully restore Westport’s Transit District budget. A 70 percent vote is needed in order to override the Board of Finance cuts. What’s at stake is the future of the commuter shuttle routes serving Westport’s Greens Farms and Saugatuck train stations.

What a difference a year makes. In March 2011, 20 single-family homes sold in Westport, CT. The same number sold in March 2012. While monthly unit sales remained the same, median and average sale price soared, up 31% and 32%, respectively. In March 2011, the median sold price was $955,500. This March, the median sold price rose over $400,000 to $1,388,750.

As we begin the new year, the crystal balls have come out and there have been a wide range of predictions for how the housing market will perform in 2012. I have read that this year we will see a minor recovery, that pent up demand will drive a major recovery, that prices will fall through the first half of the year but pick up, starting in June, that prices won't begin to rebound until 2013, and so on. You get the picture.

One method for assessing the activity of the housing market is by calculating the absorption rate. The rate is determined by dividing the current number of active listings by the average number of homes selling each month. The resulting figure shows the number of months it would take to sell the existing inventory of active listings. A normal or balanced market would have a five to six month supply of homes. A seller's market, reflecting a limited number of homes for sale, would have a one to four month supply. A supply time of seven months or more would indicate a buyer's market.

The Westport housing market ended on a ho-hum note. On an annual basis, single-family home sales were off two percent (2%) compared with 2010. While unit sales remained comfortably ahead of 2008 and 2009, they were well off the highs posted in the previous decade.

Prices continued to soften. The median sold price of a single-family home, for 2011, was $1,085,625.  This represented a five percent (5%) decline from the 2010 median sold price of $1,145,000. CT are the stately trees that line our roads and grace our yards.  Along with the beauty of wooded properties, however, comes the potential disruption and danger caused by falling trees.  The most common occurrences happen during major storms, when fallen limbs routinely cause power outages.  Three times, early this summer, trees fell on motorists on the Merritt Parkway, in Stamford, Westport and Fairfield, in one instance resulting in a fatality.

It was a glorious afternoon for getting in Last Licks, at the beach.

Compo Beach rules say:
"NO ANIMALS ARE ALLOWED BEYOND THIS POINT FROM APRIL 1ST - SEPT 30TH."

In the meantime, there's still time for a friendly run.

And, what's a day at the beach, without a dip in Long Island Sound?

Only 2 weeks left at the beach, but all is not lost.

Westport canines have their own "Doggie Park" (aka Winslow Park),
in which to romp around, all year long.

westport ct: Westport - Staples H.S. Boy's Soccer win CIAC Opener - 11/10/10 05:06 AM
The strength of the Staples High School soccer program was on display, yesterday, as the boy's team chalked up an easy win over West Haven, in the opener of the CIAC LL (extra large school) State Championship.  The team scored their first goal, fifteen minutes into play, followed by a second goal, only seconds later.  At the end of the first half, Staples led 3-0, which held as a final score.
