Now all the talk is around an old technique called "credit piggy backing" which has been around for years. I first used this technique some 20 years ago when my father applied me to his gas cards and then department store cards. Now we have those in the financial industries that want to make this long standing tradition a thing of the past. No longer will parents be able to help there children get a credit boost in life, no longer will husbands be able to add their wife's to credit cards to help with the groceries and such. If the crybabies in the lending industries have their way this tradition will be a thing of the past.Now at this point a lot of readers will assume that I am a little emotional about this issue, let me assure you that it is not just this issue it is the lending industry as a whole. Those that know me know how much I despise the mortgage industry. It seems moronic that a licensed professional has to work side by side with a want to be professional. Let me explain. A Real Estate Agent must be licensed by the State in which he or she works, they must continue their educational requirements every two years in order to maintain their State License and they have to go through a criminal background check before they receive the honor of Real Estate Agent. A Real Estate Broker applicant must be an agent for three years in the state of Pennsylvania obtain 200 points in that three year period obtain 16 credits or 240 hours of instructional educational courses just to allow them the honor and privilege of taking the Real Estate Brokers exam.Now lets review the requirements of a mortgage loan officer and a mortgage broker. The State requirements for a loan officer are... well nothing for mortgage loan officers, hell they don't even need a high school diploma. And criminal background checks, if it was ever a necessity it not required by the State of Pennsylvania. Any criminal and any high school drop out at any given time could be in control of your biggest asset and investment. Well maybe we will fair better with the requirements of a mortgage broker. Let's see... ah yes it say make your check of $500.00 payable to the banking commission (what a joke) and expect your mortgage certificate in the mail. Now congratulations you are now magically a professional. No background check no educational requirements necessary. I despise the mortgage industry. I have written many letter to our State Official asking that they review the current lending institutions in the State of Pennsylvania and mandate that they too undergo the same educational and back ground requirements. But so far the banking industry and more importantly the banking lobbyist have had more success then I at getting the attention of our State Officials. I thought there were glimmers of hope with the ruling of the Ameriquest trial and the crashing of the sub prime mortgage fiasco. But it appears that it is business as usual and your next mortgage application can be taken from a loan officer that probably doesn't even know how to read the application they are asking you to fill out. Now if my feelings for the mortgage industries are still not clear let me shed a little more light on these crybabies. We all herd the stories of shame brought on by Ameriquest and Countrywide just to name a few in a large list of banks and sub prime lenders that have closed their doors or are on the verge of shutting down. Instead of admitting the truth that they took advantage of consumers and investors with wide spread predatory lending practices, and employed the services of employee's that wouldn't qualify to scrub my toilets. They now have the mordacity to blame the consumers and a few enterprising entities for the sub prime disasters by stating that credit piggy backing is the reason behind the sub prime fiasco. Isn't that the same cry of a guilty convict trying to profess his innocence? I love how loan officers and mortgage brokers go on television and post blogs saying that even though this practice of piggy backing is legal it may not be ethical. What would they know about ethics? We are taught ethics in the real estate industry were are the ethics and the teaching of ethics in the mortgage industry? I work for and represent the little guy known as (the consumer) to help them use the options that are available to them to get a second chance in life. Together our intentions are to better one's self so that he or she may support themselves and their family with the best possible scenario. You absolutely have the right to have your credit report say good things about you. Your credit report is yours and not the lending institutions. It's your property and it can say what you want it to say. Our intentions are not to defraud anyone but to better our self so we can get that better job, so we can get that credit card for emergencies, so we can get that car we need to get to work, so we can hold our heads up high. So we can have a better life. Who doesn't have this basic right?Well if the lending institutions have there way... you.The lending institute doesn't mind taking advantage of the consumers. They charge ridiculous fees to weak and first time homebuyers. They put unsuspecting buyers into sub prime loans that they can't and won't be able to afford called exploding 2/28 arms because they make more money on these type of loans and they change the terms of your loan at the settlement table completely ignoring the good faith estimate that they prepared, leaving you with a take it or lose your deposit and new house situation. It called predatory lending and it a practice that the lending institutions have been practicing for years.But now that the shoe is on the other foot they are the first one crying wolf. And chances are they will be successful at closing these open doors to consumers. Fico 08 was suppose to put an end of the authorized user credit jumps on your credit report, but fortunately free enterprise has put a hold on this endeavor. Which leads to another blog that I will write. But for now piggy backing is legal and I encourage those seeking to improve their station in life to employ all available means that are at their disposal.
