florida real estate market: Real Estate Market Puzzle-Affects on Sellers and Buyers - 06/01/18 09:20 AM

Let's take a look at the recent trends in Real Estate and put some pieces of the puzzle together to see what the impact is for Sellers and Buyers.
I will use some data from my local market of Lee County, Florida.
First Trend:
Homes are selling faster than last year.
When we look at the March 2107 compared to March 2018 we find that Median Time to Contract decreased by 11.9%. In 2017 Median days to contract was 67, but in 2018 it is 59 days.
What does this mean for the Seller?
1. A shorter time on the market could mean a higher sale price.

florida real estate market: Lee County Fl Market Update - 06/23/16 01:55 AM

In May 2016, Lee County had more properties coming into the market.
We see that Active Listings of Single Family homes were up 14% compared to May 2015.
As for Townhomes and Condos they show a much larger increase of units coming onto the market. They had a 36% increase over May 2015.
This means that Inventory increased 14% from May 2015. Inventory in May stood at 4.9 months.
Another interesting sign is that the Sale Price as a percent of
Listing Price stayed at 95.1%. 
Median Sales Price was Up 4.7% at $225,000
There were 4 Price Points that showed a positive increase in Sales:
$150,000-$199,999 up 34.5%

florida real estate market: What Changed in Lee County Real Estate Market? - 03/24/16 06:36 AM

In February we experienced a drop in closes transactions compared to February 2015.
There were 825 Single Family homes closed this February which is down 12.5% from 2015 when there were 943 closed.
There was also a 26% drop in Condo closings-down from 521 to 385.
What is interesting is that the Median Sales Price continued UP. For Single Family homes the median Sales Price was $216,810, which is nearly a 12% rise over 12 months. In February 2015 the Median Sales Price was $194,000.
Condo sales prices rose 13% to a Median Sales Price of $192,000.

florida real estate market: KEEPING AN EYE ON REAL ESTATE MARKET-LEE COUNTY, FLORIDA - 05/24/14 08:19 AM
We are all interested in what is going on in the Real Estate Market across the country. In most cases, Sales Prices are going up and inventory is going down.

After taking a close look at the April statistics for Lee County, we can say for sure that home prices are going up. The Single Family median sale price in April was $200,000. That is a 8.1% increase over a year ago when the median price was $185,000.
