Deciphering Real Estate Ads

Over the weekend, I received a plea for help from a friend located in another state.  She'd been searching online for properties, and noticed acronyms that she just couldn't make out.  The one she finally gave in and called me on was FROG.  She was concerned that it was a new decorating style, like the roosters, chefs, or ducks that were popular!

In fact, it's generally a Finished Room Over Garage.

Time is running out!

Procrastination here could lose you $8,000!

So far there's been no promise from the government to extend the first-time homebuyer tax credit, much less increase it as was earlier rumored.    If nothing is done, the deadline for the original credit is  still the end of November!

That means your home must CLOSE by December 1st.  Closed, done, completed.  Not under contract, not in process, but all the way done.
With loans currently taking around 45 days to complete, this means you'll need to be under contract on a home … (1 comments)

Really, there's not much to gripe about when it comes to the tax credit. The government handing you a check for buying a house you needed to buy anyway - that's pretty sweet right there!  

Here's the kicker - The Sellers KNOW you are getting up to $8,000 free for buying their house and they DON'T get one for selling it to you and buying their next place.  Their loss, right?  Wrong!   Now more than ever, I am seeing sellers who WILL NOT budge.  And 9 times out … (98 comments)

I found this post to be very informative and helpful!  All of us have that dream house we've built up in our minds, and it's hard to shake that ideal when looking.  Sometimes we ignore a perfect gem because there just might be a better one out there.  Just like we can't find a husband that does what we want 100% of the time, but we're happy all the same, we can find homes that meet almost all of our needs and be perfectly happy with them!
Or we can keep searching for House Charming, and wind up never moving!

A Tale of Three Families I wanted to start this week off with some nice positive news!  I have been slam busy lately and it's because in the last 2 weeks, I have put 3 families into their new homes! 

The Masons The Masons are enjoying their new West Wichita home - a classic 1950's ranch with 3 beds, remodeled kitchen and bath, fenced corner lot, 1 car garage, and a basement!  They are looking forward to starting their new life here and starting their family - which I hear may already be in the works!! I love my job, I really really do! I live and breathe real estate.  But sometimes we have those weeks where enough is just enough! 
Every day this week, I have gone to the office at 8am, and gotten home at 9pm.  Yes, that's right, 9pm. I spend most of the day part at the office, and all evening showing houses.  All week.  I barely remember what my kids look like, LOL!

You've found your home! You're excited, overwhelmed, anxious and more!  Sometimes common sense has left the room!  But hold tight to a few key rules - or that home you loved might slip away by accident.

Throughout our Kansas contract, you'll frequently hear advice to get an expert in anything  you have a concern with.
As in: Don't trust your cousin Billy Bob that the foundation is or isn't cracked or the roof is or isn't caving in, etc. 
Get an expert in that field to double-check anything you have serious concern with.
I just recently had a prime example of why we recommend that, and why non-experts should not put their 2 cents in.

I bought my first home when I was 23.  People thought I was crazy.  But it made great sense - financially and for family reasons.  I bought a typical starter home.
 
I LOVE helping young people get into homes!  Think of the humongous savings and investment potential from getting started in real estate so young! 
I've sold homes to people who couldn't even drink yet! 
It's wonderful!
