leverage: Two Twosomes / Two Years Ago / Two Problems / Two Solutions / One Winner - 04/04/09 06:03 PM
Two years ago two couples decided to buy two homes next door to each other. Soon to be neighbors, soon to be friends had similar incomes, similar savings, but totally different real estate advisers.
The houses on adjoining lot were mirror images of each other the final sale price was $380,000.00!
The first couple following advice put down 5%, $19,000.00. A new 6% 30 year fixed mortgage of $361,000.00 made the principal and interest payment a whopping $2,164.38 plus PMI $300.83 that's $2,465.21 not counting taxes and insurance.

leverage: Over 62? No Qualifying No Payments - 01/28/09 10:58 AM
I've avoided getting involved or studying reverse mortgages since they began. They held no interest for me, my students, or my clients. A good idea but an FHA program they rarely get it right. Worse they are not being marketed by those few FHA brokers/bankers I do trust.
Then I read a blog: Reverse Mortgages - Purchase a Home with a Reverse Mortgage - Part 7
If I read this correctly, a senior buyer/s can now biy a home putting 40% down plus closing cost, without qualifying and chose to make no mortgage payments!

leverage: The Big Stick / Forgotten Wisdom - 06/30/07 07:59 AM
 
This is the first in what I hope to be a series on "Forgotten Wisdom,"
The Great Roosevelt once said "Walk softly and carry a big stick!" The other Roosevelt taught a dependance on big government. Today, with a perceived problem with sub-prime lending, many are calling for more and bigger government, totally forgetting the wisdom of the big stick.
So what is a stick? I simplest thing we could say it's an elongated piece of wood, but Roosevelt meant a weapon, others see it as a tool, like my walking stick, Archimedes saw it as a lever.
