real estate: People Centric Agents - 08/03/13 06:56 PM
People Centric Agents understand that real estate is irrelevant except for it's relationship to the people that use it.
Even dilapidated buildings don't have problems. Lots don't care what happens to them. You can maintain, you can rehab'/remodel, you can demolish a building, you can redevelop real estate, but you can only solve problems for people.
Solving the people problem is all that matters.
Deal centric real estate focuses on the ideal, Deal centric agents would pass on 75% because they want an impossible 100%.
People centric real estate focuses on the doable!

real estate: Some Things To Contemplate - 02/09/13 01:29 AM
Some things to contemplate in life, real estate and self defense.
"The world is a dangerous place to live; not because of the people who are evil, but because of the people who don't do anything about it."  Albert Einstein
It is not evil that’s to blame for the harm that becomes us it’s the enablers!
Things happen in life because we allow them. Our only defense is to be prepared and aggressively cope. Two and a half years ago I wrote: National Slumps Are Statistical / Personal Slumps Are OptionalAbout real estate, but it applies to life. We are only victims … (14 comments)

I wrote most of this in July of 2009, it’s relevant today.
There ought to be a law outlawing shooting your Mother!
O’ we forget there already is.
There ought to be a law outlawing stealing guns!
O’ we forget there already is.
There ought to be a law forbidding shooting school principalis!
O’ we forget there already is.
There ought to be a law forbidding shooting school councilors!
Maybe. Regardless there already is.
There ought to be a law forbidding shooting school kids!
O’ we forgot there already is.
There ought to be a law forbidding guns in schools!

real estate: Thanksgiving The Real Estate Holiday - 11/21/12 09:11 PM

Thanksgiving the real estate holiday. More than any other day of the year Thanksgiving is centered on homes, on personal real estate. Where we’re from! Where we’re always welcome! Yes, where everyone knows your name! Where family and friends gather!

Memories of Thanksgiving always start with where we were, where we gathered, with the real estate.

Memories of Thanksgiving always included "The American Dream!"

Memories of Thanksgiving included every one we know and love, white, red, black and brown, of every religion and every political party. Thanksgiving is about being together.

Memories of Thanksgiving included the … (10 comments)

real estate: Strange Findings - 05/30/12 04:09 AM
It never ceases to amaze me the relevance we find in strange places. I was filling time, Brenda might say killing time, when I stumbled across a list of Ben Disraeli quoits.Ben, an author and politico in Britain, died in 1881.

I couldn’t find the context, but this applies to real estate!

"As a general rule the most successful man in life is the man who has the best information."

Looking for more on the remark I found another man this one I’d met (1968) and very much admired.

"Information is the oxygen of the modern age. … (6 comments)

real estate: Preprogramed For Success Or Failure - 05/25/12 12:30 PM

Have you ever wondered why we teach Religion to our very young? We're preprogramming them for success or failure!

I don't remember when I started Sunday School, it had to be sometime before four. Among all those wonderful stories there was always a Moral. Then came Moses and the Ten Commandments. The only thing I could relate to was Honor thy Father and Mother.
We learned so much that seemed so irrelevant.
There was all that begetting, and the prohibitions. The only thing we knew was that it was something old people did. We never believed we'd ever … (3 comments)

real estate: An Open Letter To My Lord Thanksgiving 2010 - 11/24/10 06:16 PM
An Open Letter To My Lord Thanksgiving  2010
Dear Lord,
I know I've been blessed again this year thank you.
Please, help my family, friends in person and on the web, my students and readers to understand they are already blessed.
It amazes me that in this, the greatest country in your world that so many question the country and their blessings, that so many feel so guilty about our success that rather than rejoice they would dismantle it.
In a world where most people dream of just surviving, where security means knowing you'll eat again tomorrow, that people who don't … (25 comments)

real estate: Being positive is not enough! - 10/18/10 06:32 AM
Being positive is not enough! If it were it would be a tossup weather Richard Simmons, Tony Robinson or maybe even Carrot Top is the worlds best salesman! Even though two of them are great salesman, Being positive is not enough!
Being positive is not enough! Preaching "WIN-WIN" is not enough!
Being positive is not enough! Knowing more real estate than most is not enough.
Being positive is not enough! Knowing more lending and credit than the guy on the other side of the desk is not enough.

real estate: There Was A Time - 08/20/10 04:43 AM
There Was A Time when right was right and wrong was wrong!
There Was A Time when we recognized the difference.
There Was A Time when morality meant a defined set of personal values.
There Was A Time when selective intolerance was a known virtue.
There Was A Time we (finally) stepped up to defend our friends because it was right not because it was expedient.
There Was A Time when good men stood on their hind feet.
Seventy years ago to day Winston Churchill (an American-Brit) recognized that the defense of man has fallen on the … (5 comments)

real estate: Seeing The Opportunity - 08/05/10 06:31 AM
Seeing The Opportunity, seeing beauty, seeing the good in people, seeing success, explains the difference between life's winners and losers!

It's a true blessing Seeing The Opportunity
It's a true blessing to be able to see the fascinating beauty around us.
It's a true blessing seeing the good in people.

It's a true blessing Seeing The Opportunity for success.
So many sad people look and see nothing, surly they are more blind than the sightless.

Seeing The Opportunity for success is simple, you have to look for it!
Seeing The Opportunity starts with knowing it's … (16 comments)

real estate: The Hardest Thing About Learning - 02/16/10 08:02 AM
The Hardest Thing About Learning is recognizing the problem! The hardest thing to teach is recognizing the problem! The hardest part of life is recognizing the problems amongst the extraneous nuisances and their various nuances! The Hardest Thing About Learning is recognizing the problem!
I was lucky I've had a lot of great people in my life. People that participate in life and never hesitate to give back, to give a helping hand. People that truly believed that it's better to teach a man to fish so he can feed himself than to feed him and make him dependent!

real estate: Allowed And Allowable - 08/07/09 03:31 AM
Allowed and allowable!
Unquestionable and proveable!
Accepted and acceptable!
Common and rare!
Good and great!
Educated and knowledgeable!
Many among us will realize that "allowed and allowable" are terms most commonly applied to tax law. Allowed is based on statute, the law as written. Allowable is based on case law, the record of the courts decisions interpreting the law.
If the statutes say some thing is legal, that's unquestionable, that's accepted, that's common, that's good, it doesn't meant that any thing else is illegal!
It's hard to argue with the inexperienced that there is any thing wrong with sticking to the … (4 comments)

real estate: TREM # 10 R Cubed Ranting While Stretching - 07/28/09 06:39 AM
You've read my recent blog by the same name. This post is not so much about ranting as it is about getting attention.
All the wisdom in the world is of no value unless shared. Sharing, communicating, teaching and even giving orders never works unless you get the attention. So as I continue to play learn with my QuickCam I pray I get your attention.

Sympathy Is Not Help!
Emotional empathy cures nothing, no one!
Caring can not overcome incompetence.
Misery loves company.
Caring incompetents are good company.
"There ought to be a law" is ignorance, there almost always already is a law.
"We need to enforce the existing laws" is wisdom.
Charity abounds with other people's money.
Personification of corporations is as illogical as the alienation of the people from their corporations.

No amount of time alone will create experience.

real estate: You Never Know What Sells A Buyer / An Encore By Requist - 06/11/09 11:25 AM
What was the strangest thing I ever included to make a sale?
Years ago my late friend, Hubert Williams and I sold a used $15,000.00 sail boat for $400,000.00, but we threw in a large cottage over looking Lake Michigan!
After a four hour drive we arrived at the cottage a few minutes after our client. We found her overlooking the dock and boat 200 feet below. Hubert explained that the dock and parking area below were part of the property and asked if she'd like to see them first. We drove our car down to the lake. The lady loved … (12 comments)

real estate: The Journey Is Not Enough - 06/03/09 08:27 AM
Our clients, the real estate consumers don't care that you've enjoyed the game, that you've played a good game. The consumer wants, needs, and deserves to cross the goal line! You've got to keep moving towards your goals everyday!
"Raised a farm kid, life was lived to the put-put tempo of an old John Deere 50. Farmers are the ultimate optimist, keeping their eye on the goal and doing what they can each day to move towards that goal. That is a lesson every real estate person needs! We can't do every thing today, but we can do some thing!"

real estate: Two Twosomes / Two Years Ago / Two Problems / Two Solutions / One Winner - 04/04/09 06:03 PM
Two years ago two couples decided to buy two homes next door to each other. Soon to be neighbors, soon to be friends had similar incomes, similar savings, but totally different real estate advisers.
The houses on adjoining lot were mirror images of each other the final sale price was $380,000.00!
The first couple following advice put down 5%, $19,000.00. A new 6% 30 year fixed mortgage of $361,000.00 made the principal and interest payment a whopping $2,164.38 plus PMI $300.83 that's $2,465.21 not counting taxes and insurance.
The second couple put's down 20%, $76,000.00 nearly all they have, to protect … (16 comments)

Allot of very good people are not going to like this video. This is not a personal attack on any one. It is simply an observation on the devolution of professionalism! The total perversion of a term. Proof of the heard mentality. This is an argument against blind conformity!
Comments are very welcome, but any one saying "That's not the way it's done." will be deleted! If this were the way it's done today, like it use to be, this post would be irrelevant. Justify your opinion.
