I'm sure others have had this wonderful experience but for those of you who haven't I thought I would share mine. I listed a property a while back. Within two days I had a signed contract. Everything was going smooth. Until about two weeks before closing. I did not realize it but my seller's father's estate had quit claim deeded the property to her. Therefore, there was no need for a title policy at the transfer of the property. She of course thought everything was fine. I recently moved to Florida from Michigan. Before I left Michigan I was just starting to get some REO/Short Sale experience. However, my transition to Florida put me way behind in the this arena. I would appreciate any advice anyone can offer as far as breaking into that arena. Is the certification really helpful? If so what training is the best? I've heard different things mostly negative about the need for cert. I am starting to do BPOs but they are slow in coming. Any suggestions, guidance or advice would be GREATLY appreciatied!! I get a lot of calls from my friends and family up north and I am amazed that they are asking me about the oil on the beach here in St Augustine. I guess most of them don't realize how far removed from that situation that we are. We are the northeast coast of Florida. I feel really bad for the people that are having to deal with that. There has been a report of oil being found on the beach in St Augustine. It's brown but it also has some other strange colors to it. See The image below. I think this is the only oil that will be found on the St Augustine Beach!!

I was having a discussion the other day with an associate regarding the way we set prices. I understand the "psychological" aspect of pricing at $99900 instead of $100000. I'm questioning however, it's validity in todays market. I'm not so sure that people are so psychologically impacted that much anymore by not rounding up to the next highest one thousand. My thought is, that rounding it off to the next highest thousand could potetially include buyers that otherwise would have been left out of the search. Just came back from the St Augustine Beach. I've been on a lot of beaches but there's something about the St Augustine Beach that makes people just want to stay and stay and stay. It was almost dark and there were still hundreds of people out there enjoying the sights and sounds and the water. I didn't have my camera or I would have taken some pictures. Don't forget today is Wednesday not Tuesday and there is live music at the peer on St Augustine beach. The band tonight is the "Bush Doctors", Reggae R/R. You may already know but just in case you were wondering it appears that there will be another flood of foreclosures coming on the market this year (2010). Currently according to a recent webinar I was on, 50% of current mortgagors are upside down in their homes meaning they owe more than the property is worth. What does this mean...well I am open for discussion, but I would surmise that it means there is going to be another flood of foreclosures on the market unless we as agents start pushing the short sale option or other options like loan modification. I just wanted to let you know that St Augustine is in my opinion, Florida's best kept secret...yea I know I'm letting the cat out of the bag! But just a few highlights, first permanent establishment in North America (1565)...lots of history here, beautiful powdery, sand beaches, no high rise buildings (it's old and quaint and yet has all the shopping, restaurants and night life if you like, that anyone could want), traffic is easy to maneuver, climate is not to hot in mid-summer and we do get a significant cool-off in the winter and hurricanes are far and few between … (1 comments)
