Before Lending became challenging, a cash offer had less power than a cash buyer would wish.  After all, the lender was going to easily provide “cash” too!
I heard it often, “all offers are cash offers!’
Today, a cash offer is more attractive but, sellers will expect proof of funds from cash buyers just as they expect a preapproval mortgage from a buyer needing a mortgage!

I’ve often thought that so-called "consultants" were the proverbial "canaries in the coal mine" - the unrecognized harbingers of trouble coming in the job market.  Atlanta had a lot of “consultants.”  Today, they would belong to that large group we now call the “shadow unemployed.” They aren’t counted in the nation’s 9%+ unemployment figure and are more troubling to me than more recently unemployed.  The “consultants” I knew were middle class, educated (sometimes very well educated) and carried business cards.  Some had periodic work while some had been unemployed “consultants” for years.  But, they didn’t like thinking of themselves as unemployed.

Everything started with the price of dirt.  It’s true what a builder pays for the land impacts what they build.  That explains what happened when average lot price doubled and tripled in the early 2000s
As building lots got more expensive, builders were forced to build larger and larger, ever more expensive homes. 
It seemed 3000 sq ft or larger homes were everywhere.  And, no one offers a big home without including special features.  Granite counters in kitchens, 42" cabinets, ever larger amounts of hardwood floors and luxury baths were standards in oversize homes.

Myth is so powerful it explains the run up in home prices.  Myth is so powerful it takes on life of its own and some memory seems to last forever.  There are endless examples in history but the one I use to explain the housing boom is the CA gold rush lasting from 1848 to 1855.    
I think the gold rush a good analogy for the run up in home prices.  It’s true buyers who jumped in toward the end of the boom found themselves in similar circumstances to miners who arrived late to CA - debt ridden and disappointed.

U locked me out of my home read the text message following the phone call I saw trying to come through while I was on another call. 
I saw who sent it and guessed the situation.  It’s was a seller out of town for the weekend now returned on Monday afternoon.

It isn’t Logical But It’s Your Home & You Can list with a flat fee broker and ask more in a falling market than you paid for it just a year of two ago.  What brings this to mind is a new listing that appeared this week.

This year there were fewer foreclosure listings on the market in our market but ONLY because the government stopped the banks illegal activity called "robo signing" in fall 2010 and slowed down the process. In our four county area, the number of Substitute Trustees appointed has continued unabated. Substitute Trustees are a legal step in the process of foreclosure. They are coming and will further depress out market pricing.
